What are the Green Cape and Chakvi?

North of Makhinjauri the coast turns greener and quieter. The Green Cape, Mtsvane Kontskhi in Georgian, is the headland where the Batumi Botanical Garden runs down to the sea, about 9 km north of the city centre. Just beyond it lies Chakvi, a small resort town on the Chakvistskali river, where tea was first grown on an industrial scale in Georgia and where large gated resort complexes now stand by the beach.

The two places sit on either side of a line that matters to buyers. The Green Cape is part of the city of Batumi: a city council resolution of 29 August 2014 created a "Mtsvane Kontskhi" administrative unit covering Batumi's land to the right of the Korolistskali river, including parts of the former villages of Makhinjauri, Mtsvane Kontskhi, Sakhalvasho and Chakvi. The town of Chakvi itself is not in Batumi. It is an urban-type settlement of Kobuleti municipality, with 6,720 residents at the 2014 census.

So a flat advertised as "Chakvi" may be in Kobuleti municipality or, at the southern edge, inside Batumi, and a "Green Cape" flat may be listed under Batumi, Makhinjauri or Chakvi depending on the agent. The cadastral code on the Public Registry extract settles which municipality issues the permits and which council decides the plans around you.

Map and boundaries

The Green Cape lies on the coast north of Makhinjauri, with the Botanical Garden on the headland; Chakvi follows to the north at the mouth of the Chakvistskali river, with the hills of Mtirala National Park behind it.

Distances differ by source: the Georgian National Tourism Administration puts Chakvi about 15 km and 35 minutes from Batumi, while the national parks agency gives about 10 km and 15 minutes by car. The difference depends on where in Batumi you start and which road you take. The Green Cape is closer, on the same coastal route.

Who the area suits

  • Buyers who want nature on the doorstep: the Botanical Garden, wooded hills and a national park are all close.
  • Buyers of resort-style flats: gated complexes in Chakvi offer pools, a private beach and on-site services.
  • Buyers who prefer low buildings: some Green Cape projects stay at seven floors.
  • Less suited to buyers who want city life on foot: the old town is a bus or taxi ride away.
  • Less suited to buyers who need a deep resale market: listing numbers are small compared with Batumi.

The Botanical Garden

The Batumi Botanical Garden was started by the botanist Andrey Krasnov in the 1880s and officially opened on 3 November 1912. It covers about 108 ha on the slopes of the Green Cape, with more than 2,000 species and varieties of woody plants arranged by region: the humid subtropics of the Caucasus, East Asia, the Himalayas, New Zealand, South America, Mexico, Australia and the Mediterranean. Since 2006 it has been an independent institution.

For buyers the garden is the reason prices and views here differ from the city: a large green area that is not going to be built over, with its seaside part close to the shore. We found no legal rule that sets a building-free belt around the garden, so the garden's own boundary is the limit. A flat beside it can still face new towers on the other side of the road.

Chakvi and Georgian tea

Chakvi's name is tied to tea. Georgian Wikipedia records a first plantation of 1.5 ha planted near the station in 1885. In 1893 the Russian tea merchant Konstantin Popov bought land in Chakvi, planted bushes brought from China and brought Chinese tea growers to tend them; their foreman, Lau Dzhen Dzhau, was photographed at the Chakvi tea factory by Sergey Prokudin-Gorsky, and the picture is held by the Library of Congress. Tea from the Chakvi plantations won the Grand Gold Medal at the Paris World Exhibition of 1900.

In Soviet times Chakvi lived from tea and citrus, with several tea factories. Today limited production continues in the hills, and a travel magazine reports that the first factory building still stands. The town is also the seat of the administration of Mtirala National Park, created in 2006, one of the wettest places in the region with rainfall cited at 4,520 mm a year.

Prices: the nearest research zones

The Galt & Taggart review covering April to June 2026 names neither the Green Cape nor Chakvi. Its map draws a Makhinjauri zone along the coast north of the city, and the Green Cape appears to fall inside it, but the text does not say so. Chakvi lies outside Batumi, and the report's separate Kobuleti zone is not defined street by street.

Kobuleti167USD 1,731

Neither of the two nearest zones has a published rent. An earlier report by the same firm, for the second quarter of 2024, described residential building spreading along the Adjara coast to Chakvi, Tsikhisdziri and Kobuleti. Our Makhinjauri guide covers the zone to the south in more detail.

What sellers ask in Chakvi

The listing site ss.ge gives Chakvi a separate location filter, and on 27 October 2026 there were 105 flats for sale under it. On the first page of results, asking prices ran from about GEL 3,675 to 8,234 per m².

30 m², floor 3 of 10, resort complexGEL 247,000about GEL 8,234

The highest asks were for units in the gated resort complex, where the price includes a share of pools, a beach and shared services; simpler flats in ordinary blocks asked roughly half as much per m². Agency adverts on international portals give similar contrasts: a white-frame studio of 35 m² in a 13-storey building about 180 m from the sea was offered at USD 54,100 in May 2026, about USD 1,546 per m². Compare like with like: finish, floor, view and what the service charge pays for.

What flats rent for

ss.ge listed 44 flats for rent in Chakvi on the same day. Long lets for flats of 35 to 70 m² mostly asked GEL 800 to 1,800 a month: a one-room flat of 40 m² for GEL 857, two rooms of 50 m² for GEL 1,690 to 1,820, and three rooms of 70 m² for GEL 1,690. One three-room flat of 60 m² near the sea in the centre of the town asked GEL 779, and a larger flat of 72 m² on a high floor GEL 2,470. Several adverts set a minimum term of six months.

Holiday lets work differently, with most income in summer. Resort complexes usually run their own letting, so ask for the operator's contract and the owner's real income over the last full year. Then test the figures in our rental yield calculator, leaving room for the service charge and an empty winter.

Two ways of building

The area shows two very different models. Dreamland Oasis in Chakvi is a gated resort on a 10 ha site with a 500 m private beach. In 2022 its developer reported 885 flats, of which 585 were finished and 12 buildings in use, with pools, an aquapark, sports courts and restaurants; in March 2026 it said a large spa was under construction. Blocks of 4 to 19 floors appear in its current adverts.

On the Green Cape, the Green Cape Botanico project took the opposite route: two residential buildings of seven floors with 80 flats on a site of about 1 to 1.5 ha, built between October 2020 and July 2023, a two-minute walk from the Botanical Garden. Taller plans have also come up. In September 2018 Batumi's city council approved a development plan for one plot in the Green Cape settlement on condition that the building be cut to no more than 28 floors; we could not confirm whether it was built.

Before buying in a resort complex, read the management contract, the service charge and the rules on letting; before buying off-plan anywhere here, check the permit and the developer's delivery record. Our guide to checking a construction permit lists the documents.

Beaches and the coast

Sources disagree on Chakvi's beach. The tourism administration describes a sandy coastline with clean water, while the Green Cape Botanico developer and travel guides describe pebbles, which is the norm on this coast. The beach material can change within a few hundred metres, so look at the stretch in front of the building. On the Green Cape, travel guides describe a pebble beach that stays relatively uncrowded even in high season.

We found no erosion, storm or flood record that names Chakvi or the Green Cape. Heavy rain in September 2021 set off landslides in Kobuleti and Khelvachauri municipalities, and 15 families were evacuated in Kobuleti; the reports do not mention Chakvi. On hillside plots, ask for the geological survey and see how rainwater is led away from the building.

Getting around

Three road projects shape access. A twin-tube road tunnel of about 650 m between Chakvi and Makhinjauri opened in September 2005 and bypasses a winding stretch of the old road. The Kobuleti bypass, a two-lane expressway, reached Chakvi in June 2018, and a design for widening it to four lanes was nearing completion in 2025. To the south, the Batumi bypass, opened in October 2024, starts near the Green Cape and takes through traffic around the city.

For public transport, the national parks agency lists minibus No. 40 and bus No. 13 from the Batumi shopping centre known as the Khopa market to Chakvi, and the Adjara tourism office lists minibuses No. 31 and No. 40 to the Botanical Garden. Routes and fares change, so check them before you rely on them. Chakvi has a station on the coastal railway; we could not confirm which trains stop there or at the Green Cape today.

Daily life and the two municipalities

Chakvi has at least two public schools, Chakvi No. 1 and Chakvi No. 2, according to their published reports. We could not confirm the clinics, supermarkets and pharmacies near any given building, so walk the street and ask the seller. The tourism administration describes Chakvi as quieter than other resorts; check how far the nearest clinic and larger shops are from the building.

The municipal line also affects paperwork. In Chakvi, permits and local fees follow the rules of Kobuleti municipality; on the Green Cape, those of Batumi. Property tax follows national rules on income and value, and we found no source showing a different rate for either place, so do not buy on the promise of a tax advantage. Our guide to property tax in Georgia explains the national rules.
