What the consultation covers

  • Your goal: rental income, a residence permit, a home to move into or a holiday apartment, and what each means for the choice of city and property.
  • Your budget in US dollars and whether it reaches the residency thresholds ($150,000 for the one-year permit by property, $300,000 for the five-year investment permit).
  • Timing: whether you will travel to Georgia or buy remotely by power of attorney, and how long the purchase takes.
  • The honest part: what is realistic for your budget, which risks apply to you, and when we would advise waiting.
  • The next step and what it would cost, so you can decide without pressure.

What to prepare

  • Your citizenship and country of residence (visa-free rules and document legalisation depend on it).
  • A budget range and whether it includes renovation and furniture.
  • Whether the property is for you, for tenants or for both.
  • Any property or developer you are already looking at: a link or a name is enough.
  • Your questions. Write them down; the ones people forget are usually about taxes and about selling later.

Book

Send the form and it opens WhatsApp with your request ready; we confirm a time within one working day. You can also write directly on WhatsApp or email info@avi.ge.

By sending, you agree to our privacy policy.

To be added by the team: an online calendar link (for example Calendly or Google appointment schedule) if the owner wants clients to pick a slot themselves.

After the call

You receive a short written summary: what we discussed, what we recommend and, if you want to continue, a quote for the service you need. The summary is yours to keep whether or not you work with us. How quotes are built is explained on the prices and fees page.

The four formats, and which to choose

WhatsApp callThe simplest: no software, works from any country, and the chat thread keeps the summary afterwards. Best for a first conversation about goals and budget.
Video callBetter when documents or a specific property are involved, because we can share the screen and show a registry extract, a floor plan or a map while we talk. Also the format for live viewings later.
Phone callFor clients who prefer a landline or a mobile call; the number is the same as WhatsApp. Confirm the language first so that the right colleague calls.
In the office in TbilisiFor clients who are in the city, especially when they want to go through documents or sign a brief. The office is on Davit Aghmashenebeli Avenue near Marjanishvili metro, by appointment; directions are on the contact page.

Whichever format you choose, the consultation is with a person who speaks your language and who will stay with you if you decide to continue. It usually takes between half an hour and an hour; a first conversation that needs longer is better split into two, with the second one after you have read the pages we point you to.

How the conversation runs

  1. Your situation first

We ask about the purpose of the purchase, the budget with and without finishing, your timing, whether you will travel, your citizenship and where you live, and whether a residence permit is part of the plan. If you already have a property or a developer in mind, we ask for the name or the cadastral code.

  2. What is realistic

We tell you what your budget buys in the market that fits your purpose, in general terms and with the published context, and whether the residence permit threshold is reached. This is the part of the call where you may hear "not yet" or "not that one".

  3. The risks that apply to you

Not every risk applies to every buyer. A remote buyer's risks are about documents and payment; a residence-permit buyer's about the appraisal and the land type; a holiday-home buyer's about the building's off-season management. We name the ones that apply to you and skip the rest.

  4. The next step and its cost

We say which of our services you would need, which you would not, and roughly what a quote would contain, so that you can decide after the call without pressure and without a second conversation if you do not want one.

  5. Your questions

The last part of the call is yours. The questions people forget to ask are about tax on rent and on a later sale, about what happens if a developer is late, and about what they will actually receive at each step; we raise them if you do not.

What you receive afterwards

Within a working day of the call you receive a written summary in your language: what you told us, what we said was realistic, the risks we named, the pages on this site that explain them, and the next step with its cost if there is one. The summary is yours whether or not you continue, and it is written so that you can show it to a spouse, a partner, your own lawyer or your bank. If you asked for a quote, it comes with the summary as a separate document, built as the prices and fees page describes. If you did not, nothing follows unless you write again; we do not call back to sell.

Who takes the consultation

First consultations are taken by the lead adviser or, for buyers who already have a property in mind, by the property adviser who would run the viewings. When the conversation turns on a legal point, such as a question about a specific contract clause or about an encumbrance in an extract, the adviser says so and the question goes to the partner lawyer; a lawyer's opinion on your specific documents is a paid service and is quoted rather than improvised on the call. Tax questions go to the accountant in the same way. The roles are described on the team page; the point of the division is that the person who answers is the person who knows, not the person who happens to be on the call.

Why the first consultation is free

A free first consultation is in our interest as much as yours. Most of the work of a purchase is wasted if the goal was wrong, the budget was unrealistic or the buyer and the agency do not suit each other, and all three are discovered in the first conversation. A buyer who learns in that conversation that their plan will not work has saved both sides months; a buyer who learns that it will has a clear next step. The consultation is not a sales call: nothing is sold during it, no deposit is requested, and the summary afterwards contains our recommendation even when the recommendation is to wait or to buy elsewhere. The guides on this site answer most general questions; the consultation is for the questions that depend on your own situation.

Questions to bring

  • Does my budget reach the property-based residence permit threshold of $150,000, and does it matter which city I buy in?
  • If I buy remotely, which documents do I need to prepare at home before anything can start?
  • What will I actually receive at each step, and in which language?
  • Which of your services do I need, and which can I skip?
  • How is your fee set, and who else pays you if I buy this property?
  • What happens if the legal check finds a problem, or if the developer is late?
  • How will rent be taxed in Georgia, and what will I owe at home?
  • How do I sell later, and how does the money get back to my country?

You will not get a final answer to all of these in one call, because some depend on documents and some on the partner lawyer or the accountant, but you will leave knowing which ones apply to you and where the answers are.

Consultations for owners who already bought

Not every consultation is about buying. Owners who already hold property in Georgia, whether or not they bought it through us, book calls about what comes next: renewing a property-based residence permit before it expires and what has to be shown at renewal, renting out an apartment that has stood empty and what the tax registration involves, changing from short-term to long-term letting or back, selling and getting the proceeds abroad, or simply understanding a letter from the building's management or the tax authority. The same format applies: a free first conversation about what is realistic, a written summary afterwards, and a quote only if a paid service follows. Owners who bought years ago under rules that have since changed, such as the residence permit threshold that rose on 1 March 2026, are a particular case, and the call for them starts with what has changed and what has not.

A purchase you are making without us

Readers who have found a property on their own, or who are buying through another agency, book consultations to check a specific point before they commit: whether an extract they were sent shows an encumbrance, whether a reservation agreement says what they were told it says, whether a developer's instalment schedule is normal, or whether a residence permit application is realistic on the property they chose. We take those calls on the same terms as any other. What we can do for free on a call is explain what a document is and what to look for in it; what needs the partner lawyer, such as a written opinion on a specific contract, is a paid service quoted in writing. A consultation of this kind does not commit you to anything with us, and it is not a way of taking a client away from another agency; the point is that a buyer should not sign something they do not understand, whoever sold it to them.

Family and group consultations

Many purchases are family decisions, and a call with both spouses, with parents and an adult child, or with two partners who will co-own, saves a round of relayed questions. Say in the request who will join and in which language each person is most comfortable; we can run a call in two languages where that helps, or follow up with a written summary in each. For co-owners the call also covers how joint ownership is recorded in the registry and what that means for a later sale or for a residence permit application, because those questions are easier to settle before a property is chosen than after.

What the consultation is not

It is not legal advice on your specific documents, which the partner lawyer gives as a paid service after reading them. It is not a valuation, which only an accredited appraiser can issue and which the residence permit application requires. It is not a forecast of prices, rents or exchange rates, which we do not produce for anyone. And it is not a commitment on either side: you may decide not to continue, and we may tell you that we are not the right agency for your purchase, which happens when a buyer wants a guarantee we cannot give or a market we do not cover. The consultation is a conversation with someone who does this every week and will tell you plainly what they think, with the written summary as the record.

Changing or cancelling

Write on the same channel you booked with and suggest a new time; there is no charge and no limit. If we have to move a call, you hear from us as early as we know, with alternatives. If you booked and then changed your mind about buying, a one-line message saying so is enough and is appreciated. Calls are not recorded; the written summary is the record.

Frequently asked questions

How long is the consultation?

Long enough to understand your situation and answer your main questions; most first calls take under an hour. If your case needs the lawyer, we arrange a second call.

Is it really free, even if I do not buy?

Yes. The first consultation is free and does not oblige you to anything. Paid work starts only after you approve a written quote.

Can we talk by video?

Yes. WhatsApp video, Zoom or Google Meet, whichever you prefer. Tell us in the form and we send the link.

In which time zone do you work?

Tbilisi time, UTC+4, Monday to Saturday 10:00 to 19:00. We can usually find a slot that fits Israel, the Gulf, Europe and most of Asia.

Ask a question on WhatsApp. We reply within one working day.
