What to put in a first message
A first message does not need to be long, but four pieces of information let us answer usefully on the first reply instead of asking them back. What the property is for: a home, a rental, a residence permit, a holiday apartment, or a combination, because the purpose decides most of what follows. A budget range in US dollars, and whether it includes finishing and furniture, because a white-frame price and a move-in price are different numbers. Timing: when you would like to buy and whether you will travel to Georgia or buy remotely. And your citizenship and country of residence, because document legalisation, bank transfers and the visa-free period all depend on it. If you are already looking at a specific property or project, a link, a name or the cadastral code lets us check it before we reply. If you are not sure what you want yet, say that; a message that says "I am thinking about Georgia and do not know where to start" gets a reply that starts at the beginning.
Which channel for what
| The fastest route for anything, in your language. The button at the top of every page opens a chat with a greeting prepared; the form on this page does the same with your details filled in. Voice messages are fine. Calls are by arrangement so that the right person is on the line. | |
| Better for documents, long questions and anything you want to keep as a record. Attach scans rather than photographs where you can, and name the property or the page you are writing about in the subject line. | |
| Phone | The number is the same as WhatsApp. Calls are answered in office hours in Georgian, English or Russian; for Hebrew or Arabic, write first so that the colleague who speaks your language can call you back. |
| Office | By appointment, for clients in Tbilisi who want to go through documents in person, sign a brief or meet the adviser who will run their viewings. Write first; nobody is turned away, but the person you need may be out at a viewing. |
| Video call | For consultations and for live viewings. The consultation page lets you request a time; viewings are arranged with the property adviser once a shortlist exists. |
Response times and hours
We reply to new messages within one working day, usually much faster during office hours, which are Monday to Saturday from 10:00 to 19:00 Tbilisi time, UTC+4. A message sent on Saturday evening or Sunday is answered on Monday morning. Because our clients write from the Gulf, Israel, Europe, Central Asia and further away, we keep a note of each client's time zone and arrange calls inside their working day as well as ours; a client in the Gulf and a client in western Europe are both reachable from Tbilisi in the afternoon. During a purchase, messages from a client go to their contact person and are answered the same day; anything urgent, such as a deadline at a notary or a bank, is flagged as urgent in the message and treated that way. If you have not heard from us within a working day, something went wrong with the message, and a second message by a different channel reaches us.
Getting to the office
The office is on Davit Aghmashenebeli Avenue, the long nineteenth-century avenue on the left bank of the Mtkvari that runs through the old Marjanishvili district. The nearest metro station is Marjanishvili on the first line, a few minutes' walk away; from the airport, a taxi or a ride-hailing app is the simplest route and the address can be pasted into the app from the map link above. Parking on the avenue itself is limited, and a car is not needed to reach us. The avenue has cafés and restaurants along its length, which makes it a convenient place to meet a client who is in Tbilisi for viewings; many first meetings happen at a table on the avenue rather than at a desk, and clients are welcome to suggest that.
Languages
You can write in Georgian, English, Russian, Hebrew or Arabic, and you will be answered in the same language by a person, not by an automatic translation. The person who answers your first message is normally the person who stays with you through the purchase, so that you never have to explain your situation twice. Documents are a separate matter: contracts and registry papers are in Georgian, and the translations you sign against are prepared by certified translators, as the team page explains. If you write in a language we do not work in, we will answer in English and tell you so.
What happens to your message
The form on this page does not store anything on this website: it composes a message and opens WhatsApp on your device, and the message exists only in your chat and ours. Email and WhatsApp messages are kept by the team for as long as your enquiry or purchase is open and as the privacy policy describes. We do not add you to the newsletter because you wrote to us, we do not pass your details to developers or other agents, and we do not call you after an enquiry unless you asked us to. If you want your messages deleted after an enquiry that went nowhere, say so and they are.
If you are not going to be a client
Many of the messages we receive are from people who are buying on their own, through another agency or from a friend, and who want to understand a document or check a rule. We answer those messages in the same way as the others, because the guides on this site exist for exactly that reader and because a question we are asked twice usually becomes a page. A question about a specific contract or a specific purchase may need the partner lawyer, which is a paid service and is quoted as such; a question about how something works in general is answered for free, or with a link to the page that explains it. Journalists, researchers and other sites are welcome to write with questions about the data on this site; the editorial policy explains how to cite it.
Writing about a property you found yourself
A large share of first messages are about a specific apartment the reader has already seen online or been shown by a friend, and those messages get a more useful reply if they contain the right things. Send the cadastral code if you have it, or the listing link and the exact address; the code lets us order the registry extract and compare it with the listing, and the address alone often does not. Say who is selling: the owner, an agent, a developer, or someone with a power of attorney. Send the price you were quoted and any payment terms, including instalments. If you were given a contract or a reservation agreement, attach it, in Georgian if that is what you were given; a translation is useful but the Georgian text is what binds. Tell us what has already been paid, if anything, and to whom, because the advice changes if money has moved. With those items we can usually say within a day whether the property deserves a full legal check, which is a paid service quoted in writing, or whether something in the documents means you should stop before spending anything.
Time zones, holidays and timing a purchase
Georgia is at UTC+4 all year, with no daylight saving change, which puts Tbilisi one hour ahead of Israel and Moscow in winter, the same hour as the Gulf, and two or three hours ahead of central Europe depending on the season. Our office hours overlap a working day in all of those places. What does not always overlap is the Georgian calendar: public holidays close the Public Registry, the Public Service Hall and the notaries, and the long holidays in early January and around Orthodox Easter can add days to a registration or a permit application that falls across them. When we plan a signing, a transfer or a filing with a client, we check the holiday calendar in Georgia and in the client's country and in the bank's country, because a transfer sent on a Friday afternoon from one country into a holiday weekend in another can take most of a week to arrive. If your purchase has a deadline, tell us the deadline in the first message and we will tell you what has to happen by when.
Writing on behalf of someone else
Parents write for children, children for parents, assistants for employers and lawyers for clients, and that is fine; say in the first message who the buyer will be and who we should address. For the conversation itself nobody needs a document. Once a purchase starts, the buyer has to be the person who approves the brief and the quote, and anyone who signs documents for the buyer in Georgia needs a power of attorney, which is explained in the Buying & law section and arranged as part of the remote purchase service. If you are a lawyer or an adviser writing for a client in another country, say so; we are used to working alongside clients' own advisers and the partner lawyer's summaries are written so that another professional can act on them.
If WhatsApp does not work for you
In some countries WhatsApp is restricted or simply not used, and some readers prefer not to use it. Email reaches the same people and is answered in the same time; write to the address above with your language in the subject line if it is not obvious from the message. A phone call to the office number in office hours is answered in Georgian, English or Russian, and a call in Hebrew or Arabic can be arranged by email first. Clients who are in Tbilisi can simply make an appointment to come in. We do not currently use other messaging apps for client work, so that every conversation is in one of two places and nothing is lost between them.
Complaints
If something went wrong with our work, write to the email address with "Complaint" in the subject line and the name of your contact person. The lead adviser reads every complaint and replies in writing with what happened and what we propose to do about it. If the complaint is about a page on this site rather than about a service, the report-an-error page is the faster route, and the correction, if one is made, is dated in the page's change log. We would rather hear a complaint directly than read it elsewhere, and we say so to every client at the start.
