Payback period: the years until rent repays the price

Payback period (ინვესტიციის ანაზღაურების ვადა) is the number of years a property's income needs to add up to the money put into it; in its simple form it is the purchase cost divided by one year's net rent, which makes it the net yield turned upside down (an 8% net yield means 12.5 years).

There is no legal basis to cite. A search of matsne.gov.ge on 1 November 2026, including the energy-efficiency acts, found no law, National Bank regulation or Geostat method that defines payback for property. That is our search result, not a confirmed negative, and we know of no contract clause or tax rule that turns on the figure: a quoted payback is arithmetic or a promise.

The Corporate Finance Institute describes it as how long it takes "to recoup an investment" and warns that it "does not explicitly discount for the risk and opportunity costs" and ignores all cash after the payback point. Abroad the word belongs to capital budgeting. In Georgia it lives in Batumi sales talk and in Russian-language listings as "окупаемость", while analysts publish yields and leave the inversion to the reader.

In Georgian legal texts ანაზღაურება usually means compensation, as in ზიანის ანაზღაურება (compensation for damage), so a bare "ანაზღაურების ვადა" can read as a deadline to pay damages. The fuller phrase with ინვესტიციის avoids that.

From a published yield to a number of years

Because nobody publishes payback periods, you build them: divide 100 by the yield in per cent. The year figures and district yields below are our calculation from Galt & Taggart data, all gross, before tax, empty months and costs.

* Small samples, per Galt & Taggart. Tbilisi prices are white frame and Batumi prices turnkey, so the cities are not measured on one basis.

Cheap zones pay back fastest because rent falls less steeply than price: a Vake square metre costs 2.9 times one in Vashlijvari but rents for only 1.6 times more. For the areas themselves, see the best areas in Tbilisi, the best areas in Batumi and rental yields by city and district.

What the National Bank and analysts publish instead

The closest official measure is the NBG's capitalisation rate, published monthly since 13 August 2024 with residential price and rent indices: a month's average rent, scaled up to a year, over that month's average price. It covers typical 1-room and 3-room flats in two Tbilisi segments only, Saburtalo and Varketili, from asking prices in open sources. Inverted, it gives a gross price-to-rent ratio, which is a gross payback in years. We did not read its current values.

Galt & Taggart also stops at yields. Its October 2025 Batumi report notes that "Rising real estate prices have outpaced rental growth, reducing yield" and models 2029 short-stay yields of 3.4%, 5.1% and 7.4% at 5%, 10% and 15% annual tourist growth, which would mean 29.4, 19.6 and 13.5 years (our calculation).

Its yardstick is the bank deposit, not the calendar. The Tbilisi review set the December 2025 gross yield of 8.6% against deposit rates from NBG data of 10.7% in lari and 2.6% in US dollars. Inverted, a dollar deposit needs about 38 years of interest to repay its principal and a lari deposit about 9.3 (our calculation). Our guide on whether to sell or keep letting uses that comparison.

Why a payback figure never stays still

A payback on today's rent assumes that rent for 12 to 20 years.

  • Rents move both ways. Galt & Taggart's Tbilisi city asking rent for new flats peaked at USD 11.8 per m² in March 2023, fell to USD 9.3 in May 2025 and stood at USD 10.1 in July 2026. At the same price, the low rent made the payback about 27% longer than the peak rent did (11.8 ÷ 9.3, our calculation).
  • Tax comes off the top. Rent an individual receives from residential space let for living is taxed at 5% of the rent received if no deductions are claimed (Tax Code Art. 81(2)), which stretches any gross payback by about 5.3%.
  • Dollars of different years count as equals. The dollar rent fell from USD 11.6 in January 2023 to USD 10.1 in July 2026, a 22% fall in real terms.
Batumi: a falling yield means a longer payback Galt & Taggart via Investor.ge (2024, 2025) and 2Q26 Market Watch; years = our calculation
PeriodGross yieldGross payback, years
20248.8%11.4
20257.4%13.5

Discounted payback shrinks each future year's rent before adding it up and is always longer than the simple version. We found no Georgian report or listing that uses it.

Where a payback figure appears, and where it never does

  • Official papers: the registry extract, sale contract, mortgage offer and valuation report have no payback field in any example we have seen; a bank judges payment-to-income and loan-to-value.
  • Analyst reports: rows read "Rental yield" or "Annual rental yield in Batumi"; the NBG's indicator is the "capitalisation rate".
  • Developer brochures and agency listings, mostly for Batumi aparthotels: "payback 5-6 years", "ROI 12-16%", "projected ROI", a fixed 8% a year for 5 years. These are projections or contract promises, usually gross and often before the operator's share and building charges.
  • Russian-language listings: "срок окупаемости" or phrases like "окупаемость 7 лет". We found no Georgian-language payback figures.
  • Portals: we saw no yield or payback field in the ss.ge or myhome.ge forms, though we could not confirm that none exists.

In April 2020 GEOLN.COM reported that "according to the promises of most developers, the payback period of apar-hotels is 5-6 years", called that "overly optimistic" and estimated "about 11-12 years". A paid Interpressnews article marked "(Ad)" in April 2025 said "most projects promise an ROI of 12-16%", and one project's projected ROI fell from 14.3% to 12.2% after four price rises: from 7.0 to 8.2 years (our calculation). In November 2025 International Investment wrote that a branded Batumi hotel room bought for around USD 286,000 can earn up to USD 34,600 a year net, which "corresponds to a 12% annual yield and a payback period of about eight years", a projection rather than a result. A fixed 8% for 5 years, as advertised in listings on Realting in February 2026, returns 40% of the price (our calculation). See rental pools, aparthotel units and real rental income.

Worked example: one Tbilisi flat, two Batumi paybacks

A 55 m² new white-frame flat at Galt & Taggart's July 2026 Tbilisi averages; the arithmetic is ours.

  1. Price: 55 × USD 1,426 = USD 78,430.
  2. Asking rent: 55 × USD 10.1 = USD 555.50 a month, or USD 6,666 a year.
  3. Gross: 6,666 ÷ 78,430 = 8.5%, matching Galt & Taggart; 78,430 ÷ 6,666 = 11.8 years.
  4. After the 5% rental tax only: 6,666 × 0.95 = USD 6,332.70; 78,430 ÷ 6,332.70 = 12.4 years.

Empty months, management, building charges, and the finishing and furniture a white frame still needs all lengthen that; our rental yield calculator adds them one by one.

Now International Investment's November 2025 Batumi studio: USD 59,500, let by the night at about 43% occupancy, gross income about USD 5,900 a year, or about 10.1 years gross (our calculation). After mandatory expenses, "net profit drops to roughly USD 1,700, or just 2.8% per year, implying a payback period close to 35 years". Let long-term, net income of around USD 1,900 gave "a payback period of roughly 32 years". Same flat, 10 or 35 years.

Payback, yield, ROI and loan term: easily confused

TermUnitWhat it measures
Payback periodYearsPrice divided by yearly income; stops counting once the money is back
Gross yield and net yieldPer cent a yearYearly income divided by price: the same numbers, the other way up
Return on investmentPer cent over a holding periodIncome plus the change in the flat's price
Instalment or mortgage termMonths or yearsHow long you take to pay the price, not how long the flat takes to earn it

A payback that does not say gross or net cannot be compared. A 17-year payback can still give a good 5-year total return if prices rise, and a short one can sit alongside a capital loss. The words ვადა and срок also name a loan term, yet rent rarely covers a 24 to 36-month developer instalment.

We found the term in no Georgian contract, bank document or NBG regulation, so you meet it in offers and listings, not in what you sign; where a Georgian text uses it, expect the full form with ინვესტიციის. In Arabic, استرداد also means a refund.

Warning signs in a payback claim

  • No gross or net label. Then it is a sales figure, not a measure.
  • Fewer years than the zone's yield allows. If the published yield implies 14 years gross, a 6-year claim needs a written explanation.
  • A fixed-return period read as payback. Five years at 8% repays 40%; the rest rests on unpromised income.
  • Furniture and finishing left out of the price. They belong in the numerator.
  • Payback presented as profit. It only returns your money and says nothing about the flat's value then.

To be added by the team: items for the team to add: a redacted page of a Batumi developer brochure showing a payback or ROI claim, a redacted Russian-language listing with "окупаемость", a screenshot of the NBG capitalisation-rate chart for Saburtalo and Varketili, and a screenshot of our calculator's "Payback" row for the worked example above.

How to test a payback figure before you rely on it

  1. Ask gross or net

And which costs the seller deducted.

  2. Fix the price base

Add finishing, furniture and purchase costs.

  3. Check the rent base

Asking or achieved rent, and at what occupancy.

  4. Take off the tax

5% of residential rent, divided out.

  5. Compare with the zone

Invert Galt & Taggart's yield for the area.

  6. Stress the rent

Rerun it with a lower rent and an empty month.

Frequently asked questions

What is the payback period of a property?

The years its income needs to add up to the money invested; in simple form, price divided by one year's net rent.

Is payback period defined in Georgian law?

We found no definition in any law, NBG regulation or Geostat method in a search on 1 November 2026.

How do I turn a yield into a payback period?

Divide 100 by the yield in per cent: 8.5% gives about 11.8 years.

What is the gross payback in Tbilisi?

About 11.8 years at the 8.5% city yield of July 2026 (our calculation).

And in Batumi?

About 14.1 years at the June 2026 gross yield of 7.1%, and 22.7 in Old Batumi, by our calculation.

Does rental tax change the payback?

Yes. The 5% tax on residential rent lengthens a gross payback by about 5.3%.

Are developer payback claims reliable?

They are projections. In 2020 GEOLN.COM called developers' 5-6 year aparthotel claims "overly optimistic" and estimated 11-12 years.

Does the NBG publish anything similar?

A capitalisation rate, rent divided by price, for Saburtalo and Varketili since 13 August 2024; its inverse is a gross payback.
