How much does it cost to furnish a flat for rent in Georgia?

At the store prices we checked on 20 October 2026, a basic one-bedroom flat in Tbilisi or Batumi can be furnished and equipped for letting for about GEL 6,600, including air conditioning, appliances, linen and delivery. A studio costs about GEL 6,000 and a two-bedroom flat about GEL 9,500. These budget packages assume the flat already has a finished bathroom and kitchen cabinets; where it does not, add those first. Appliances and air conditioning make up more than half of the total, so a smaller flat saves less than its size suggests.

There is no IKEA in Georgia, the country. Flat-pack furniture comes mainly from JYSK, the DIY chain Gorgia, which also resells some IKEA lines, and local makers; electronics chains sell appliances. This page lists the items with their prices and sources, compares budget and mid-range choices, and explains what guests and tenants expect, the rules on furnished lets, tax and importing furniture.

In the one-bedroom package, appliances, the water heater and the air conditioner with its installation account for about GEL 3,800, or 58%. A second bedroom adds about GEL 2,900, the largest part of it a second air conditioner, which in Batumi's humid summers is hard to do without.

Not included: kitchen cabinets, which a white-frame flat lacks (one Batumi maker advertises kitchens from GEL 2,000, made in 15 to 30 days), light fittings, a hood, decoration and spare linen.

Budget or mid-range?

Mid-range choices cost two to three times as much per item. The table compares the budget prices above with the middle of the range at Elit Electronics, which lists many models in each category, and with JYSK's regular prices.

For a rental, the sensible middle path is to spend on what guests touch and use every day, the mattress, the air conditioner and the washing machine, and to save on furniture that only needs to look clean and stay stable. Premium furniture exists too: Elit Electronics sells Italian sofas from about GEL 2,489.

Where to buy

  • JYSK. The Danish chain opened its first Tbilisi store in 2016 and also trades in Batumi. Furniture comes flat-packed; online orders reach Tbilisi in up to 10 working days.
  • Gorgia. A DIY chain selling local and Turkish furniture, appliances and imported IKEA products. IKEA prices here are well above IKEA's own: the FRIHETEN sofa bed costs GEL 2,105, against USD 899 on IKEA's US site.
  • Electronics chains. Elit Electronics, Zoommer and Alta for appliances and air conditioners; prices for the same model can differ by a few lari between them.
  • Local makers. For fitted kitchens and built-in wardrobes, made to measure; expect a large prepayment and a few weeks of production.

Air conditioning: check for an inverter

An air conditioner that also heats is the most important single purchase, because tenants and guests in both cities expect it and it runs for many hours a day. Check the specification for an inverter compressor, which adjusts its output instead of switching on and off: several units sold for GEL 799 to 899 are not inverter models. The cheapest inverter units we found were 9,000 BTU at GEL 949.99 and 12,000 BTU at GEL 942.18 to 999.99. A 9,000 BTU unit suits a room of about 20 to 30 m². Ask whether the price includes the pipe kit and installation, which are often charged separately.

Delivery, assembly and timing

JYSK's published terms, updated in May 2025, show what to plan for. In Tbilisi, online furniture orders arrive within 10 working days and regional deliveries within 10 to 15. For a furniture order under GEL 2,000, lifting and assembly cost GEL 100, or GEL 15 per floor without a lift; above GEL 2,000 they are free. Small items cost GEL 7 to the building entrance. A full package therefore takes about 2 weeks from order to a furnished flat, longer if a kitchen is made to measure, so order before the flat's handover if you want to catch the season.

What guests and tenants expect

For short stays, Airbnb strongly encourages every listing to provide essentials: toilet paper, soap, linen for each bed, and one towel and one pillow per guest; listings that claim essentials and lack them can be penalised. Airbnb's list of the most-searched amenities in 2025, beyond a pool or a hot tub, included wifi, air conditioning or heating, a kitchen, a washer, self check-in and a TV, and it urges hosts to fit smoke and carbon monoxide alarms. Its 2021 data showed that hosts adding cooking basics earned 17% more and those with a laptop-friendly workspace 14% more.

For long lets in Tbilisi, a letting agency wrote in August 2026 that the market "expects furnished", with unfurnished flats letting more slowly and for less, mostly to families staying for years. Its furnished one-bedroom rents ranged from USD 600 to 1,000 a month in Vake to USD 250 to 400 in Gldani and Varketili. We found no official figure for the premium a furnished flat earns.

Buying for rental use

  • Mattress protectors on every bed, from about GEL 30, and at least 2 sets of linen per bed so one set is always clean.
  • Standard sizes, so linen and replacements are easy to buy.
  • Washable or removable covers on the sofa.
  • Appliances with local service centres and a written warranty.
  • Blackout blinds in the bedroom, which guests notice in summer.
  • Receipts and warranty cards kept together, for repairs and for tax.

Furnishing changes one rule of the Civil Code. For a home, a landlord may normally end a tenancy only for valid reasons, such as a serious breach by the tenant or the owner's own need for the flat. If the flat is let furnished, Article 562(3) allows the landlord to end the tenancy at any time, provided the notice period is respected; that period is 3 months unless the contract sets another, and notice must be written. Article 564 requires the tenant to return the flat in the condition received, allowing for normal wear, which is why a signed inventory of every item, with photos, belongs in the lease.

Tax on furniture costs

The tax regime decides whether furniture reduces your tax. The 5% rate on residential rent applies only when the owner claims no deductions, so furniture bought for a flat let at 5% is not deductible. An owner who declares rent under the general 20% rate on net income can deduct it: under Article 111 of the Tax Code an asset worth up to GEL 1,000 is deducted in full in the year it is put into use, and dearer items are depreciated, or, under Article 112, may all be deducted in the year of purchase if that method is then used for every later asset. The Code does not name household furniture in its depreciation groups, so ask an accountant which rate applies. Under the optional fixed tax for short stays, paid per square metre, furnishing costs play no role.

Bringing furniture from abroad

The Tax Code's import duty lists of 5% and 12% do not include furniture, mattresses, bedding or the main household appliances, so on our reading they enter without duty but with 18% VAT; some items, such as steel cookware and gas cookers, carry 12% duty, and customs fees apply at the border. The exemption for household goods of people moving to Georgia for permanent residence covers only goods "not meant for economic activity", which a flat furnished for rent is unlikely to satisfy. A person may also bring goods worth up to GEL 500 and 30 kg once every 30 days duty free. Confirm the classification of each item with a customs broker before shipping; for most budget items, buying locally is simpler.

Furnishing a rental flat step by step

  1. Decide the use

Short stays need more equipment than a long let.

  2. Measure every room

Walls, windows, doors and the lift.

  3. Order the big items first

    Air conditioner, kitchen, beds, appliances.

  4. Book delivery and assembly

    Check what the price includes.

  5. Add textiles and small items

Two sets of linen, towels, cookware, essentials.

  6. Fit safety items

Smoke and carbon monoxide alarms, an extinguisher.

  7. Make the inventory

Every item, with photos, attached to the lease.

Risks and exceptions

  • Sale prices. Totals built on discounts may not repeat.
  • Non-inverter air conditioners. Cheaper to buy, dearer to run.
  • Missing kitchen. A white-frame flat needs cabinets first.
  • Tax regime. At 5%, furniture is not deductible.
  • Import costs. VAT and fees often erase savings from abroad.
