Who this service is for

Buyers who cannot or do not want to travel: investors who will rarely visit, families who are moving later and want the apartment ready, buyers whose work or health keeps them at home, and buyers from countries where a trip to Georgia is not simple. For us a remote purchase is the standard case, not the exception, and the process is built so that the paper replaces your eyes rather than your judgement. It is also for buyers who came for the viewings and want to complete the purchase after they have gone home, which is common: the trip chooses the property and the remote purchase finishes the deal.

Timeline

  1. Choice and check

You choose a property from the shortlist after live video viewings; the legal due diligence runs on it and the summary tells you whether to proceed.

    Stage 1

  2. Power of attorney

The lawyer drafts the power of attorney for this property and these acts. You sign it before a notary in your country and legalise it with an apostille or through a Georgian consulate; it is then translated and certified in Georgia.

Stage 2: depends on the notary and the legalisation authority where you live

  3. Reservation and contract

The reservation agreement, if any, and the contract are negotiated with the lawyer's wording and sent to you in Georgian with a translation; you approve the text in writing.

    Stage 3

  4. Signing

Your representative signs under the power of attorney, with the lawyer present, and you receive the signed document as a scan the same day.

    Stage 4

  5. Payment

You transfer the price from your bank to the seller's or developer's account through a Georgian bank, after the lawyer confirms that the conditions for payment are met; staged payments to a developer follow the contract's schedule.

Stage 5: your bank's and the Georgian bank's processing times

  6. Registration

The transfer is registered at the Public Registry at the processing speed you chose, and the extract in your name is sent to you.

Stage 6: the registry's processing time

The power of attorney, in detail

The power of attorney is the document that decides whether a remote purchase is safe, and most of the lawyer's drafting care goes into it. It names the property by cadastral code, so that it cannot be used for anything else. It lists the acts the representative may perform: sign the reservation agreement, sign the contract, submit the registration application, receive the extract. It states whether the representative may receive or pay money, and in our standard form the answer is no: the price moves between your bank and the seller's, and the representative signs but does not hold funds. It is limited in time. It is drafted in a form that a Georgian notary and the Public Registry will accept, which matters because a power of attorney drawn up in general terms abroad is often refused. Legalisation depends on your country: an apostille if your country is party to the Hague Convention, consular legalisation if not, and the country guides in the By country section say which applies to you. The original travels to Georgia; a scan is not enough for the notary.

Money in a remote purchase

The purchase price never passes through us. It moves from your account abroad to the seller's or developer's account through a Georgian bank, or into a Georgian account in your name opened with the bank account service and from there to the seller. Your own bank will ask why the money is leaving and the Georgian bank will ask where it comes from; the contract, the lawyer's summary and a statement of the source of funds answer both, and we prepare that package in advance because the bank's compliance questions are the most common cause of delay in a remote purchase. For a developer's instalments the same route is used for each payment, each confirmed to you in writing before it is made. The representative under the power of attorney does not hold or move money in our standard form.

What we need from you

  • Time at a notary in your country to sign the power of attorney, and the legalisation of it there; we tell you exactly what to ask for.
  • Your passport and, if a spouse will co-own, the marriage certificate, legalised and ready for translation.
  • Your bank's cooperation on the transfer, with the documents we prepare for it.
  • Written approval of the contract text and of each payment before it is made.
  • Decisions within a reasonable time at each stage, because a reservation has a term and a developer's price list changes.

Price basis

You receive a written quote for the remote purchase, built on the method set out on our prices and fees page, with the legal due diligence either included or quoted separately. Third-party costs that are yours and listed in the quote as estimates: the notary in your country, the apostille or consular legalisation, the certified translation in Georgia, the Georgian notary if the contract is certified, the registry's fee at the processing speed you choose, and your banks' transfer charges. The Remote package on the services page combines this service with the search, the check, the bank account and the residence permit application.

To be added by the team: the price basis for the remote purchase service and the typical third-party cost ranges (notary, legalisation, translation, registry fees by speed) with their official sources, to be supplied by the owner and the lawyer.

What to ask for in a live video viewing

You direct the viewing, and the more you ask for, the better the notes will be. Ask to see the street in both directions and the entrance before the apartment. Ask for every window to be opened and the camera held still for a moment so that you hear the street. Ask for the tape measure on the rooms that matter to you and for the meter readings. Ask to see the view in each direction from the balcony and from the main room, in daylight, and ask what the view is at night if the adviser knows. Ask for the stairwell, the lift and the building's notice board, which says more about management than any brochure. For a new build, ask for the site from the street with the floors counted aloud, and for the show flat to be identified as a show flat. Ask for a second viewing at another hour if anything is uncertain. All of this is normal, and an adviser who hesitates at any of it is showing you a property they would not buy themselves.

Handover and after, remotely

For a new build bought remotely, the handover inspection is done by our property adviser with the checklist from the New builds section, and you receive the photographs, the measurements and the list of defects before the handover act is signed under the power of attorney; you decide whether to sign with the defects listed or to refuse until they are fixed. After the keys, the practical side of ownership is handled for you if you want it: utilities transferred to your name, a renovation from a white frame managed with weekly photo reports, furniture, and tenants under the rental management service. An owner who never visits can own an apartment that is finished, let and paid for, with a monthly statement, which is what most remote buyers want; the services that make it work are described on the services page.

How you stay informed

During a remote purchase you hear from your contact person at every step and on a fixed rhythm between steps: a message when a document is sent to the other side, a message when it comes back, a weekly note during any wait, and a call before each decision. Every document arrives as a scan with the Georgian original and the translation, and every payment is confirmed in writing before it is made. If something goes wrong, you hear it from us first with what we propose, and the file keeps every message so that months later the sequence of events can be reconstructed. Buyers in different time zones get their calls inside their working day, and nothing that needs your approval is sent to you in the middle of your night with a deadline the next morning.

Risks specific to buying remotely, and how they are handled

A representative with too much power: the power of attorney is narrow, names the property and excludes money. A document signed that you did not approve: nothing is signed without your written approval of the exact text, and the scan arrives the same day. Payment to the wrong account: every payment is confirmed to you with the recipient account before it is made, and the lawyer confirms that the conditions for payment are met. A property that looked different on camera: the viewing is live and you direct it, the adviser's notes include what did not look good, and a second viewing at another hour is available. A delay at your end: legalisation of the power of attorney is the usual one, and we tell you the steps before you book the notary so that it is done once. Until the partner lawyer has confirmed the wording, a review notice stays on this page.

Frequently asked questions

Is a remote purchase legal and common in Georgia?

Yes. Purchases by power of attorney are a normal part of Georgian practice, and the Public Registry registers them routinely when the power of attorney is correctly drawn up and legalised. For us it is the standard case.

Who will act for me?

A representative named in the power of attorney, acting with our partner lawyer present at the signing and at the registration. The representative signs; the representative does not hold or move your money.

Do I need to open a Georgian bank account?

Not always. The price can be paid from your account abroad to the seller's through a Georgian bank. A Georgian account is convenient for instalments, utilities and rent, and the bank account service opens one if you want it.

What if my country is not in the Hague Convention?

The power of attorney is legalised through a Georgian consulate instead of with an apostille, which takes longer. Your country guide says which route applies and where to go.

Can I buy an apartment under construction remotely?

Yes. The legal due diligence covers the developer's permit and contract, the instalments are paid through the bank on the contract's schedule with each payment confirmed to you, and the handover inspection is done by our adviser with a report you approve before the act is signed.

What do I receive at the end?

The Public Registry extract in your name and the complete file: viewing notes, the lawyer's summary, the signed contract, the payment confirmations and the registration documents.
