Who this service is for

Owners who want to sell property in Georgia, especially those who live abroad and cannot be present for viewings and negotiations: investors exiting a position, families who moved on, owners who inherited, and owners who bought with us and want the same care at the other end. A sale from abroad is the mirror image of a remote purchase, with the same tools: a power of attorney limited to the property and the acts, live video viewings, the lawyer present at the signing and the money moving between banks. The market facts that affect a sale, including who buys in each city, are in the Invest & money section.

Questions to answer before you list

Residence permitA property-based permit exists because of the ownership. A sale can end it. If you hold one, the sale is planned around your renewal date or another ground for staying, and advice comes before the listing.
TenancyA tenant's rights under a lease survive a sale. Sell with the tenant, which suits investors, or plan the sale for the end of the lease, which suits owner-occupiers.
Mortgage or encumbranceA mortgage is cleared from the price at the deal through the bank; a seizure or a tax lien must be resolved before a buyer will proceed.
Tax on the saleWhether a gain on sale is taxable in Georgia, and at home, depends on the facts and the rules; the accountant confirms before you set a floor price.
Your documentsThe registry extract, your passport, and if you sell from abroad, a power of attorney for this sale, legalised and translated.

To be added by the team: the rules on tax on the sale of residential property by individuals in Georgia, with the official source and the accountant's confirmation. This page does not state a rate until confirmed.

How we value an apartment

A valuation for a sale is an opinion of what a buyer will pay, and we give it with its reasoning so that you can disagree with it. We start from the published averages per square metre for the city and, where available, the district, from Colliers Georgia, Galt & Taggart or TBC Capital, with their dates. We adjust for what the averages hide: floor, view, light, the building's age and management, the finishing level and the state of the apartment. We compare with recent sales of similar apartments in the same building or street where we know them, and with what is currently listed, remembering that listings are asking prices. The result is a range, a recommended asking price and a floor below which we would advise you not to go, each explained. A formal valuation by an accredited appraiser is a separate document, needed for some purposes such as a residence permit, and is not required for a sale.

Who buys, and how we reach them

The buyer for your apartment depends on the city and the product. About nine Tbilisi buyers in ten are Georgian citizens, so a Tbilisi resale is marketed first to local families and investors, in Georgian, with the information they look for: district, transport, schools, the building's state. In Batumi more than half of developer sales go to foreign buyers, and a Batumi resale competes with new stock in the same towers, so it is marketed to foreign buyers in their languages, with the advantages a finished, registered apartment has over an off-plan one. We use the channels each group uses and our own list of buyers who have asked for something similar. Buyers who come through us are checked before they view, so that your time is spent on people who can buy.

The deal, and protecting the seller

A seller's risks are different from a buyer's but just as real. The buyer's identity and authority are checked; a buyer acting through a representative must show a proper power of attorney. The contract is prepared or reviewed by the partner lawyer and states the price, the payment route, the date of possession and what happens if either side withdraws. Payment moves through a bank in a way that ties it to the registration, so that you do not transfer ownership before the money is secured and the buyer does not pay before the transfer is registered. A reservation by a buyer is taken under a written agreement with clear refund conditions. Cash is not accepted. If you sell from abroad, your representative under the power of attorney signs; the power of attorney is narrow and excludes receiving money, which goes bank to bank.

Preparing an apartment for sale

Most apartments sell faster and for more after a small amount of work, and almost none justify a large renovation before sale. We walk through the apartment with you or on video and list what is worth doing: repairs that a buyer would notice in the first minute, such as a dripping tap, a broken handle or a stained ceiling; a deep clean; fresh paint where walls are marked; removing personal items and excess furniture so that rooms read at their real size. We do not recommend spending on changes of taste, such as a new kitchen, unless the apartment is unsellable without them, because buyers discount what they would change anyway. If the apartment is let, we agree with the tenant when viewings can happen and how the apartment will look for them. Our photographs are taken after the preparation, in good light, from where a person would stand, and they show the view and the building honestly; a buyer who arrives and finds what the photographs promised is a buyer who stays to negotiate.

How offers are handled

Every offer reaches you in writing, including the low ones, with the buyer's identity, the price, the payment method and timing, and any conditions, and with our view of how serious the buyer is and how the offer compares with the market. We do not reject an offer without telling you, and we do not accept one without your written instruction. When several buyers are interested, we tell each of them that there is competition and ask for their best terms, without inventing offers that do not exist. Negotiation covers more than price: the date of possession, what stays in the apartment, who pays which fee, and how quickly the money can move often matter as much to a seller abroad as a small difference in price. When you accept, a reservation agreement with clear conditions holds the buyer while the contract is prepared.

What we need from you

  • The registry extract, the keys and access to the apartment for preparation and viewings.
  • A decision on the asking price and the floor, and on each offer within a reasonable time.
  • Information about any residence permit, lease, mortgage or other encumbrance attached to the property.
  • A power of attorney for the sale if you will not be in Georgia, legalised and translated.
  • Your bank's requirements for receiving the proceeds, so that the documents are prepared in advance.

Price basis

The resale service is priced in a written quote that follows the rules on the prices and fees page, usually as a share of the sale price paid from the proceeds at completion. Costs owed to third parties, which you bear and which the quote lists as estimates: repairs and cleaning, the notary, the registry fee if the contract assigns it to the seller, legalisation and translation of a power of attorney, and bank charges for the transfer abroad. If the buyer also pays us anything, you are told in writing before you accept the offer, under the rules on the independence page.

To be added by the team: the fee basis and amount for the resale service, still to come from the owner and then to go into the standard quote.

Frequently asked questions

Can I sell without coming to Georgia?

Yes, under a power of attorney limited to the sale and excluding receiving money, with live video viewings and the lawyer present at the signing. The proceeds move bank to bank.

What happens to my residence permit if I sell?

A property-based permit exists because of the ownership, so a sale can end it. We check your situation before you list and plan the sale around your renewal date or another ground for staying.

How long will it take to sell?

It depends on the price, the city, the season and the product. We tell you what we see in the market for your apartment and, if it is not selling, why and what we propose.

Can I sell with a tenant inside?

Yes. The lease survives the sale, which suits investor buyers. If you want to sell to an owner-occupier, the sale is timed for the end of the lease.

How do I get the money out of Georgia?

The proceeds arrive in your Georgian account or directly abroad. We prepare the documents your bank will ask for: the original purchase, the sale contract, the registration and the payment record.

Will you tell me if my price is too high?

Yes, in writing, with the reasoning. The decision is yours; our job is to make sure it is informed.
