What is Bagebi?

Bagebi is the hillside part of Vake that climbs south-west from Vake Park along the Tbilisi-Tskneti highway. By our reading of elevation data it sits at roughly 530 to 710 metres above sea level, some 50 to 230 metres higher than the park, with forest above it and the Vere gorge below. It mixes Soviet student hostels, towers along the highway, private houses on quiet side streets and two international schools, and asking prices sit well below those of central Vake.

Bagebi is not an official unit of its own. Tbilisi City Council's decision No 16-35 of 2014 joins it with central Vake in unit 5, "Vake, Bagebi", one of 4 units of Vake district; the highway beyond Bagebi belongs to unit 8, Tskneti. This page covers the highway corridor and its side streets, what flats, houses and plots cost, how residents get to the metro and the university, the schools, and the slope risks every buyer here should check. The rest of the district is covered in our Vake guide.

Map and boundaries

Bagebi runs along the Tbilisi-Tskneti highway above Vake Park, between the Vere gorge to the north and the forested slopes towards Turtle Lake to the south-east, ending near the Kaklebi summer-house settlement.

Open the map

The official boundary of unit 5 climbs the Varazi gorge past the Kaklebi settlement to the Tbilisi-Tskneti highway, which it shares for a stretch with the Tskneti unit. Listing portals draw their own lines: ss.ge keeps "Bagebi", "Vake" and "Turtle lake" as separate sections, and files under Bagebi streets such as the Tskneti highway, Kaklebi Street, Almond Orchards Street, Uchaneishvili Street, Amaglobeli Street and Zurab Sakandelidze Street. Turtle Lake, about 1.9 km south-east in a straight line, is a neighbour, not part of Bagebi.

Who Bagebi suits

Suits

  • Buyers who want a Vake address at a lower price per m².
  • Families with children at New School or the German International School.
  • Buyers of houses and plots who want the forest above and the city below.

Does not suit

  • Buyers who want to walk to shops, cafes and the metro.
  • Anyone uneasy about slopes and retaining walls.
  • Drivers who dislike a single winding road at rush hour.

From grazing land to a university quarter

Georgian Wikipedia, citing a 1985 book on Tbilisi place names, says peasants from Tskneti once kept gardens and livestock pens here, and that the name probably comes from "baga", a feeding trough for tethered animals. The same source dates large-scale building to the early 1980s, when Tbilisi State University's high-rise student hostels went up on the slope.

A cable car built in the early 1980s carried students across the Vere gorge between the hostels and the university; it stopped in the 1990s and reopened in April 2021, after a rebuild, with 40-person cabins that cross in under 4 minutes. On 30 May 2024 a 260-metre, four-lane road bridge opened beside the old footbridge, giving Bagebi a 532-metre link from the highway to University Street. City Hall put its cost at GEL 36.4 million, and building ran from September 2021 to May 2024.

What flats, houses and plots cost

No analyst publishes a Bagebi figure. Galt & Taggart's Vake zone covers it along with central Vake, and the asking prices on ss.ge show how far Bagebi sits below that average.

Bagebi and Vake price indicators Galt & Taggart, 2025 and July 2026 (Vake zone); Geostat via 1TV, first quarter of 2026; ss.ge "Bagebi" section, first page of each search, 21 October 2026
IndicatorFigureWhat it covers
New flats, Vake zoneUSD 3,180 per m²July 2026, white frame; USD 2,781 in 2025
Rent, Vake zoneUSD 15.1 per m² a monthJuly 2026, the highest of 12 zones
New flats, Vake district, askingGEL 5,958 per m²Geostat median, first quarter of 2026
Flats listed in BagebiUSD 1,690 to 2,890 per m²13 flats, median about USD 2,360
Rents listed in BagebiUSD 7 to 16 per m² a monthAbout 14 flats, median about USD 10 to 11
Houses listed in BagebiUSD 500,000 to 2,200,00015 houses of 214 to 904 m², median about USD 1 million
Plots listed in BagebiUSD 100 to 600 per m²Plots of 434 to 3,500 m², median about USD 500

By our arithmetic the median Bagebi asking price is about 26% below Galt & Taggart's Vake average, though the two are not like for like: the bank measures new flats in white frame, while the ss.ge sample mixes new and resale flats. Examples from the listings: 62 m² at 16 Tskneti Highway for USD 130,000, about USD 2,100 per m²; 120 m² at 22a Tskneti Highway for USD 324,000, about USD 2,700; and 58 m² on Amaglobeli Street for USD 98,000, about USD 1,690. Houses on Uchaneishvili, Kaklebi and Almond Orchards streets asked USD 650,000 to 2.2 million, and most plots of about 1,000 m² on Almond Orchards and Kaklebi streets asked USD 450 to 600 per m².

Rent of about USD 10.5 per m² against a price of USD 2,360 gives an indicative gross yield of about 5.3% by our calculation, close to the 5.7% that Galt & Taggart's Vake zone figures imply. A Bagebi flat is cheaper to buy than one in central Vake, but it also lets for less. Other districts are compared in our page on rents by district.

New building on the highway

We found few new projects in Bagebi with public data. Bloom Bagebi by Highrise Group, a low-rise complex of 77 flats with three underground parking levels, was described as at the completion stage in June 2026. Metropol Bagebi by Metropol, 14 floors and 96 flats near the new bridge, was promoted in 2024 with handover in white frame planned for early 2025; we could not confirm that it was delivered. Housing Block Bagebi, 35 flats by the architects DM Studio and Wunderwerk, was completed in 2020 next to the former student campus and beside the forest.

Towers on the highway stand on steep plots, so ask for the building's permit, its completion certificate and the geological survey, and look at the retaining walls below it. Our developer checklist covers the rest.

Getting around

Bagebi has no metro, but the reopened cable car and the 2024 bridge make the State University terminus of Line 2 the nearest station: by our measurement the Bagebi cable car station is about 1 km from it in a straight line. The cable car runs from 8:00 to 20:00 and is covered by the city's 90-minute ticket.

The Tbilisi Transport Company's planner shows buses 307, 345, 351 and 359 ending at "Vake-Bagebi", buses 334 and 354 continuing up the highway to Tskneti, and minibus 450 between the Kaklebi settlement and Vake Park. Down the hill, the rebuilt Tsereteli and Cholokashvili streets connect the highway with Vake Park. Most trips use the highway, so check the morning trip from your exact address before you buy.

Schools and the university

  • New School, International School of Georgia, 35 Tskneti Highway: an IB World School for ages 5 to 19 with almost 850 students, according to its own site; it moved to Bagebi in 2003.
  • German International School Tbilisi, Tskneti Highway 63: grades 1 to 12 with the German International Abitur; its Bagebi campus opened in 2017.
  • Tbilisi State University: its student hostels stand in Bagebi, and the cable car and bridge lead to the University Street campus.
  • Public schools: we found no official record of a public school inside Bagebi, so check the nearest one for a specific address.

A school directory lists Buckswood International School further up the road in Tskneti, and the British International School and QSI are in Saburtalo district, not here.

Slopes, landslides and the highway

Bagebi's main risk is the ground. In May 2012 a landslide on Uchaneishvili Street damaged several houses. In March 2021 City Hall built a protective wall at a landslide-risk spot on the Bagebi-Tskneti road and closed it overnight. In January 2025 the mayor announced stabilisation works near the Kaklebi restaurant on the Tskneti highway, where the slope had shifted, with anchors, steel mesh and a reinforced-concrete retaining wall over about 8 months; we found no report of completion.

The deadly flood of June 2015 in the Vere valley began further upstream, with a landslide of about 1 million m³ between Tskneti and Akhaldaba that blocked the river; a 2018 conference paper citing UNDP gives 23 deaths, and its authors judged the catchment highly prone to landslides. We found no National Environmental Agency entry for Bagebi itself. Ask for the geological survey, look for cracks in walls and paving, and check which side of the building faces the slope.

Air and climate

No air monitoring point stands in Bagebi. The nearest are passive samplers in Vake Park and at Turtle Lake, and the nearest automatic station is on Kazbegi Avenue in Saburtalo, so we quote no readings. Bagebi is higher than central Vake and borders forest, but we found no measurement showing cleaner or cooler air, so treat that as a feeling, not a fact.

Letting in Bagebi

Asking rents of about USD 10 to 11 per m² are well below the Vake zone average of USD 15.1, which may suit tenants who want Vake schools and green space on a smaller budget. The university hostels and two international schools on the highway shape the area, but we found no survey of who rents here and no short-stay data. Our long-term tenants guide shows what renters in Tbilisi weigh up.
