Who runs this site
avi.ge is operated by AVI Estates, 115 Davit Aghmashenebeli Avenue, Tbilisi, Georgia, info@avi.ge. These terms govern your use of the website. Services you order from us are governed by a separate written agreement and quote.
To be added by the team: registered legal entity name and identification number.
Information, not advice
The guides, data, tools and answers on avi.ge are general information about buying, owning and renting out property in Georgia. They are not legal, tax, financial or investment advice for your situation, and reading them does not create a client relationship. Laws, fees and market conditions change. Before you sign, pay or apply, have your case checked by a qualified lawyer, accountant or adviser. Pages marked as being reviewed by our lawyer may still change after the review.
Estimates and tools
Prices, rents, yields, exchange rates and timelines on the site are estimates with a named source and date. They describe a market at a point in time, not a promise. The calculators and checkers run on assumptions that are shown on each tool page; their results are illustrations, not quotes or guarantees. Nothing on this site guarantees a residence permit, an income or a price.
Accuracy and updates
We check facts against primary sources and show a "Last checked" date on every page, as described in the editorial policy. We do not promise that every page is complete or current at the moment you read it. If you find an error, please report it.
Using and quoting the content
- Text, tables, data compilations, illustrations and code on avi.ge belong to AVI Estates or its licensors and are protected by copyright.
- You may read, print and save pages for personal, non-commercial use.
- You may quote short extracts and link to any page if you name avi.ge, link to the source page and do not change the meaning.
- You may not copy whole pages, republish our guides or data sets, scrape the site for a competing product, or remove author and source information, without written permission.
- Third-party names, logos and sources belong to their owners and are cited for identification only.
Links and third parties
The site links to official bodies, sources, maps, WhatsApp and other third-party websites. We are not responsible for their content, availability or privacy practices. A link is not an endorsement. Developer profiles and project reviews state facts with sources and are not recommendations to buy from any developer.
What you agree not to do
- Use the site for anything unlawful or to send unsolicited commercial messages.
- Attempt to interfere with the site's operation or security, or to access data that is not meant for you.
- Present yourself as AVI Estates or as acting on our behalf.
Liability
The site is provided as it is. To the extent permitted by the law of Georgia, AVI Estates is not liable for loss or damage arising from reliance on general information, estimates or tools on the site, from interruptions or errors in its operation, or from third-party content linked from it. Nothing in these terms limits liability that cannot be limited by law, or the obligations we take on in a written service agreement with a client.
Services
Advisory and other services are provided only under a written agreement after a written quote, as described on the prices and fees page. Nothing on the site is an offer that becomes binding by your acceptance alone.
Personal data
How we handle personal data is described in the privacy policy, which forms part of these terms.
Governing law and disputes
These terms are governed by the law of Georgia. Disputes about the website are subject to the jurisdiction of the courts of Georgia, without prejudice to mandatory consumer protection rules in your country of residence. We prefer to resolve disagreements by talking first: write to info@avi.ge.
Changes to these terms
We may update these terms. The current version is always on this page with its "Last checked" date, and changes are listed in the change log below. Continued use of the site after a change means you accept the updated terms.
Languages
These terms are published in English, Georgian, Russian, Hebrew and Arabic. If the versions differ, the English version prevails for interpretation, except where the law of Georgia requires the Georgian version.
To be added by the team: the lawyer to confirm the prevailing-language clause and the jurisdiction clause under Georgian law.
These terms in plain words
You may read everything on this site for free, quote it with a link, and use the tools as often as you like. What you read is general information with sources and dates, not advice about your case, and the numbers are estimates. If you want us to work for you, that happens under a separate written agreement, not under these terms. You may not copy the site or its data to build something else, pretend to be us, or interfere with the site. We are responsible for what we promise in writing to clients, and not for losses that come from treating a general guide as a decision about your own money. Georgian law governs the site. That is the whole of it; the sections above are the precise version.
What you can and cannot do with the content: examples
| Allowed | Printing a guide to read on a flight. Saving a checklist and ticking it in your browser. Quoting two sentences from a page in an article, a forum post or a client memo, with the page named and linked. Sending a page link to your lawyer, your bank or your family. Using a calculator's result in your own planning, labelled as an estimate. |
|---|---|
| Allowed with attribution | Reproducing a table of figures with the originating institution and a link to our page and to the source. Summarising a guide in your own words with a link. Translating a short extract for a client, with the source named. |
| Not allowed without permission | Republishing whole guides or sections on another website, in any language, with or without changes. Copying the glossary, the data tables or the facts register into a competing product. Scraping the site to train or feed a commercial service. Removing author, reviewer, source or date information from quoted material. Presenting our text, tools or data as your own. |
| Ask first | Reprinting a guide in a publication or a course. Embedding a tool on another site. Using our photographs. Building a product on our data series once they exist. Write to the address above; we usually say yes to non-commercial and attributed uses. |
Automated readers and language models
The site publishes a plain-text summary for automated readers and marks up its pages with structured data so that search engines and assistants can describe them accurately, and we welcome that use: an assistant that tells a reader what our page says, with a link and the last-checked date, is doing what a good citation does. What these terms do not allow is the wholesale extraction of the site's guides, glossary or data to build a service that replaces the site, whether by a person or by a program, or the reproduction of our text without attribution in a product that charges for it. Operators of automated systems are asked to honour the instructions in the site's robots file and to attribute and link when they quote. We may restrict or block access that ignores those instructions.
Using the tools
The calculators and checkers run in your browser, show their assumptions and let you change them, and label their results as estimates. By using a tool you accept that its result depends on the inputs you give it and the assumptions you leave in place, that it does not take your personal, legal or tax situation into account, and that it is not a quote, a valuation, a forecast or a decision by any authority. The residence permit checker compares a figure with published thresholds; it does not predict the decision of the Public Service Hall on an actual application. If a tool's result seems wrong, please tell us through the report-an-error page; any correction is then recorded on the tool's page.
What you send us
When you send an error report, a comment on a developer profile or review, a question, or material you believe we should publish, you give us permission to use it to check and improve the site and, where you agree, to publish it or credit you. You confirm that you have the right to send it and that it does not contain other people's personal data or confidential information that you are not entitled to share. We do not publish submissions that we cannot verify, that are abusive, or that concern a private individual, and we may edit a published comment for length while preserving its meaning, saying so where we do. Developers' responses to profiles and reviews are published under the rules on the independence page. How we handle the personal data in a submission is in the privacy policy.
Developer profiles, project reviews and right of reply
Profiles and reviews contain statements of fact with sources, observations from site visits with dated photographs, and, where marked, our view. They are published in good faith under the editorial policy, the company written about is given the text before publication and may respond, and the response is published alongside. A company that believes a statement is wrong should write with the evidence; a factual correction supported by a source changes the text and is dated in the change log. Nothing in a profile or review is a recommendation to buy or not to buy, and no reader should rely on one without their own legal check of their own contract.
Availability, changes and ending access
We try to keep the site available at all times but do not promise it; hosting, maintenance and events beyond our control can interrupt it. We may change, move or remove pages, tools and features, and we record material changes in the pages' change logs. We may suspend or end access for anyone who breaches these terms, in particular by scraping, interfering with the site or impersonating us. These terms do not give you any right to continued availability of any page or tool.
Accessibility and languages of use
The site is built to be readable on phones and desktops, with and without images, by screen readers and at large text sizes, and we fix accessibility problems that are reported to us. It is published in five languages and the language of use does not change these terms, subject to the clause on languages above. If a page is unavailable in your language, the English page applies and says what we meant.
Age and capacity
The site is written for adults making decisions about property, and the services are provided only to adults who can enter into a contract. Reading the site requires no age confirmation, because it collects nothing from readers; ordering a service requires identity documents, which establish age in the ordinary course. Family members, including children, appear in the agency's work only through a residence permit application made by a parent or guardian, as the privacy policy describes.
How we send notices and how you reach us
Notices about these terms, the privacy policy or the cookie policy are given by updating the relevant page with a new last-checked date and a dated line in its change log, and, for material changes, by an issue of the newsletter to subscribers. We do not send individual notices to readers, because we do not know who they are. Clients receive notices about their service agreement through the channel agreed in the quote, normally email, and a notice sent to the address a client gave us is treated as received on the next working day. Notices to us are sent to the email address at the top of this page; a notice about a dispute, a complaint or a claim should say so in the subject line so that it reaches the lead adviser directly.
If part of these terms does not apply
If a court or an authority finds that a clause of these terms cannot be applied, the rest of the terms continue to apply, and the clause is read as narrowly as needed to make it valid. A failure by us to enforce a clause on one occasion does not mean we give up the right to enforce it later. These terms, the privacy policy, the cookie policy and the disclaimer together are the whole agreement between you and us about your use of the website; agreements about services are separate and in writing.
To be added by the team: the partner lawyer to review the plain-language summary, the automated-readers clause, the submissions clause and the severability clause against Georgian contract and consumer law, and to confirm whether any mandatory consumer protection rules require changes for readers in particular countries.
