What is the airport direction?
The airport direction is the southern end of Batumi: the streets beyond the New Boulevard towers that run towards Batumi International Airport, the mouth of the Chorokhi river and the road to the Turkish border. It mixes new residential blocks, older private houses, building sites and open plots. Prices are lower than on the seafront strip, and so is the density of shops and services.
It is not an official district, and the name means different things on different sites. The listing site ss.ge files flats under an "Airport District" label that stretches well beyond the runway: it includes Angisi Street and its lanes, Pirosmani Street, Lech and Maria Kaczynski Street, Lortkipanidze Street and Adlia Street. A flat advertised as being in the Airport District can therefore be a few hundred metres from the airport fence or several kilometres away, so always check the exact address on a map.
One common mix-up is worth clearing up. Galt & Taggart, the bank's research arm, publishes figures for an "Alley of Heroes" zone, and it is easy to assume it lies near the airport. It does not: the Alley of Heroes is a pedestrian alley about 1 km long in the newer part of Batumi beside the central stadium, near Ardagani Lake and Bagrationi Street. The research firm publishes no separate zone for the airport area, so its zone prices should not be read as prices for this part of the city.
Map and boundaries
The airport direction runs south from the New Boulevard towers along Lortkipanidze and Kaczynski streets and the Angisi lanes towards Batumi International Airport, with Adlia and the Chorokhi river mouth beyond the runway.
Open the mapMuch of the area sits on the Kakhaberi lowland, the flat land between Batumi and the Chorokhi river that was once part of the river's delta. Kakhaberi itself was a village of Khelvachauri municipality until it was removed from the list of territorial units in 2012. The airport lies at about 11 m above sea level.
Who the airport direction suits
- Buyers on a tighter budget: asking prices per m² are below those of the seafront towers and the old town.
- Frequent flyers and people who travel for work: the terminal is minutes away by car.
- Buyers who want space: larger flats and townhouses with gardens are on offer here.
- Less suited to buyers who want to walk everywhere: shops and services are thinner, and many errands need a car or taxi.
- Less suited to buyers sensitive to noise: no noise map has been published, so check the specific building.
The airport itself
Batumi International Airport is run by TAV Georgia and handled 1,230,200 passengers in 2025, up by 29.3% on 951,766 in 2024. According to the official aeronautical information publication, it has a single runway on the coast, designated 12/30, 2,500 m long and 45 m wide, with a concrete and asphalt surface. The terminal opened in 2007 for 600,000 passengers a year and was doubled to about 8,000 m² in an expansion completed in 2021, raising capacity to 1.2 million a year.
The airport is still growing. In September 2025 the government reported that the runway had been rehabilitated, the number of aircraft parking stands doubled and GEL 25 million invested by the operator over the previous year, with an extension of the arrivals and passport-control area planned. In February 2026 the operator presented plans to the Ministry of Economy to expand the existing terminal and build a new one, without a published cost or date. Weather can still close it: heavy snow shut the airport for two days in February 2025.
Aircraft noise
We found no published noise map, noise study or official rules on night flights for Batumi airport, and no recorded complaints from residents. That does not mean there is no noise; it means buyers have to judge it themselves. The runway runs roughly north-west to south-east along the coast, so the flats most exposed are those in line with its ends rather than those beside it.
Visit at a busy time, ideally on a summer evening when flights are most frequent, stand on the balcony and listen through the windows with them closed. Ask the owner or neighbours how often aircraft pass and whether there are night arrivals. With traffic rising and a new terminal planned, assume flights will become more frequent, not less.
What flats cost
Because no research firm publishes a zone index for the airport area, listings are the main guide. On 27 October 2026 ss.ge showed 2,893 flats for sale under its Airport District label.
| What | Asking price | Note |
|---|---|---|
| Typical range | GEL 2,900 to 5,200 per m² | Most listings on the first page |
| Lortkipanidze Street | GEL 2,900 to 3,100 per m² | The lower end of the range |
| New finished flats on the Angisi lanes | GEL 4,100 to 5,000 and more per m² | The upper end |
| White-frame flat, 66 m², Lortkipanidze | GEL 206,000 | About GEL 3,120 per m² |
| Studios and one-room flats, 20 to 30 m² | GEL 93,500 to 148,000 | Condition varies |
| Finished two-room flats | USD 94,000 to 115,000 | 52.5 m² and 58 m², about USD 1,800 to 2,000 per m² |
These are asking prices on one page of results, which the site sorts with promoted ads first, so they show the range rather than an average. For context, Galt & Taggart's average price for new finished flats across Batumi was USD 1,865 per m² in 2025. Our comparison of Batumi zones shows the figures for the zones it does track.
What flats rent for
On the same day ss.ge listed 2,332 flats for rent in the Airport District. One-room flats of about 30 m² asked GEL 780 to 1,000 a month, two-room flats of 34 to 55 m² GEL 1,040 to 1,700, and three-room flats of 70 to 100 m² GEL 1,820 to 3,640. Several listings offered flats only until May, the pattern of owners who let by the month in winter and by the night in summer.
We found no data on short-stay demand specific to this area. Guests who come for the beach usually prefer the boulevard and the old town, so holiday lets here depend more on price and on travellers who want to be near the terminal. Test the numbers with our rental yield calculator before you rely on short stays.
New projects and height limits
Several developers market projects in the area, with completion dates from 2027 to 2029: a ten-storey complex described as being in the airport district, three buildings of 10, 12 and 16 floors in Adlia, a high-rise on Lortkipanidze Street and a gated development of townhouses about 1.5 km from the airport. These descriptions come from sales listings, so check the permit and the developer before paying. Batumi's city council records also show a company applying in September 2025 to develop a group of plots on Lortkipanidze Street.
The airport limits how high anyone can build nearby. A government decree of March 2024 set protection zones around airports, and a decree in force since January 2025 requires the Civil Aviation Agency to agree to the height of buildings, and of the cranes used to build them, inside those zones. For an off-plan flat near the airport, ask the developer to show that agreement along with the construction permit, since the agency's consent is part of what makes the planned height lawful. Our guide to checking a construction permit explains what to look for.
The coast, the beach and flooding
The coast south-west of Batumi has been eroding over about 5 km, as the Chorokhi river carries less gravel to the sea than it once did. In 2015 the Asian Development Bank lent USD 20 million for coastal protection, including gravel added to about 2,000 m of beach just north of the airport, because without it erosion would continue towards the airport and Adlia. Beaches here are pebble, like the rest of Batumi, and we could not confirm that the city's seafront promenade continues as far as the airport.
Low, flat ground drains slowly. We found no flood record specific to this area, but heavy rain regularly overwhelms Batumi's drains: within a few hours in July 2021 the city received more than 150 calls and over 100 junctions were under water. Ground-floor flats, basements and underground car parks deserve the closest checks, and it is worth asking neighbours where water collects.
Getting around
City bus No. 10 runs from in front of the terminal to the centre in about 20 minutes, for GEL 0.70 a trip with a transport card under the city fares in force since February 2026, although the airport's website still shows an older fare; most residents also rely on cars, taxis and ride-hailing. The New Boulevard towers are about 4.5 km from the airport, and the old town further still. A 14.3 km bypass road with five tunnels has been built around Batumi with Asian Development Bank and Asian Infrastructure Investment Bank funding, but we could not confirm how it connects to this side of the city. Our guide to New Boulevard covers the seafront strip to the north.
Pros and cons
| Pros | Cons |
|---|---|
| Lower asking prices than the seafront and old town | No research index for the area, only listings |
| Minutes from the airport | Aircraft noise not measured; check each building |
| Larger flats and townhouses available | Thinner shops and services, car needed |
| Newer buildings and new projects | Off-plan projects due 2027 to 2029 |
| Thousands of rent listings all year | Low ground and an eroding coast |
To be added by the team: photos for the team to take: the airport terminal from the road, a street of new blocks on Lortkipanidze Street, the Angisi lanes, the coast near Adlia, and a view from a balcony in line with the runway.
