What is Batumi's city centre?

Batumi's modern centre is the belt of streets just south of the old town: Ilia Chavchavadze Street, which runs inland across the city, and Shota Rustaveli Avenue, which follows the seafront park and the boulevard, together with the streets between and behind them, such as Lermontov, Gorgasali, Pushkin and Tbel Abuseridze. It is where the university, many offices, banks and clinics are, and where the city's tallest seafront towers stand beside older apartment blocks.

The centre has no official boundary of its own. The Georgian National Tourism Administration draws the southern edge of Old Batumi along Chavchavadze Street, and our Old Batumi guide covers the historic grid north of it. The listing site ss.ge files Rustaveli Avenue, Lermontov, Gorgasali and the seaside streets under a "Rustaveli District" label with 704 flats for sale on 27 October 2026, while it places Chavchavadze Street itself under its "Old Batumi District" label. When a listing says "centre", check the exact street.

Map and boundaries

The centre stretches from Chavchavadze Street south towards the seafront along Rustaveli Avenue, with 6 May Park and Nuri Lake on its seaward side and the streets around Lermontov, Gorgasali and Pushkin inland.

Two landmarks help orientation. The old railway terminus stood on Chavchavadze Street near the Cathedral of the Mother of God; services ended in 1996, the tracks were lifted in 1999, and since 2008 the building has housed a bank's main Batumi office. Today's main station, Batumi Central, combining rail, buses and a shopping centre, opened in July 2015 on Queen Tamar Avenue, about 4 km from the old town, so the "station area" is no longer in the centre.

Who the centre suits

  • Year-round residents: clinics, banks, the university and the central market are close, and the area does not depend on the summer season.
  • Buyers who want a sea-view tower: Rustaveli Avenue has the most prestigious high-rises in the city.
  • Long-let landlords: Chavchavadze Street offers flats at mid-market prices, with more than a hundred rental listings at any time.
  • Less suited to buyers who want quiet: both main streets are busy traffic routes.
  • Less suited to bargain hunters on Rustaveli: seafront tower prices match or exceed the old town.

Two streets, two markets

The centre's two main streets behave like different markets. Rustaveli Avenue is dominated by new seafront towers with hotel-style services, small flats and high prices per m². Chavchavadze Street is a mixed inland street of mid-rise and high-rise blocks from different decades, with larger flats and prices close to the city's middle.

The figures come from one page of 16 listings on each street, so they are indications rather than statistics, and the yields simply divide asking rents by asking prices. Rustaveli's median price per flat is lower than Chavchavadze's despite a much higher price per m², because most flats for sale in its towers are small one-bedroom units. For comparison, Galt & Taggart put new finished flats at USD 3,239 per m² in its Old Batumi zone and USD 1,672 in its inner areas in June 2026; it publishes no separate zone for the centre, which appears to straddle the two.

Rustaveli Avenue: the seafront towers

The avenue's skyline is its selling point. Porta Batumi Tower at 4-6 Rustaveli Avenue, 164 m and 43 floors, was completed in 2017 and was Georgia's tallest residential building until 2024. Alliance Privilege at number 42 rises to 190 m and 54 floors on the boulevard and accounted for 9 of the 16 flats on the first page of listings, at USD 2,780 to 3,690 per m². The highest asking price we saw was USD 700,000 for a 110 m² flat in the Hilton complex at number 40, about USD 6,360 per m². Another Alliance project on the avenue, marketed with an international hotel and a casino, was still at an early stage of sales on its developer's page.

Rents vary as much as prices. Older low-rise flats on the avenue asked USD 308 to 550 a month for studios and one-bedroom units, while one-bedroom flats in the towers asked USD 600 to 1,500, and three-bedroom flats USD 1,500 to 2,200. Some complexes on the avenue combine hotels with apartments, so check whether a flat comes with a management agreement and what the building's service charge covers. Our guide to aparthotel units in Batumi explains how those agreements work.

Chavchavadze Street and the inland centre

Chavchavadze Street is a long working street rather than a promenade. Most buildings in the sample had 9 to 20 floors, with a few older low-rise houses, and asking prices ranged from about USD 1,000 per m² for an unfinished flat to USD 3,410 for a large renovated one. One-bedroom flats asked USD 450 to 650 a month to rent and two-bedroom flats USD 700 to 1,200, about USD 11 per m², between the long-let rents Galt & Taggart records for its inner areas and its Old Batumi zone.

The streets behind it, around Pushkin, Gorgasali and Tbel Abuseridze, are mainly apartment blocks of different ages with clinics, shops and offices on the ground floors. They are less visible in listings than the two main streets, which makes visiting in person more useful than browsing.

Schools, the university and services

Batumi Shota Rustaveli State University, founded in 1990 on the basis of the city's pedagogical institute, has its main address at 32/35 Rustaveli and Ninoshvili streets and teaches medicine in English. The central agricultural market is at 84/86 Parnavaz Mepe Street, open from 10:00 to 18:00, near the area locals call Boni. Several clinics and medical centres are on Chavchavadze, Pushkin and Gorgasali streets, and the city's referral hospital is further inland on Bagrationi Street.

6 May Park on the shore of Nuri Lake, laid out from 1881 and renamed in 2004, is the centre's green space, with the dolphinarium that reopened in a new building in 2011 and the aquarium beside it. The boulevard and the beach are a short walk from most flats on the seaward side.

Flooding in heavy rain

Several of the centre's streets sit low. News reports have named Chavchavadze, Lermontov, Pushkin and Griboedov streets among those flooded after heavy rain, and in a storm in September 2011 water stood 1 to 1.5 m deep in some main streets and traffic on Chavchavadze Street stopped. The city water company again reported Chavchavadze Street flooded in August 2020. We found no report naming it for 2024 to 2026, but ground-floor flats, shops, basements and underground car parks are the units to check, and neighbours usually know where water collects.

Old and new buildings

The centre mixes late Soviet blocks, buildings from the 2000s and towers finished in the last decade, sometimes on the same street. Buildings designed before Georgia's seismic code came into force in 2010 were built to older norms; Batumi's design intensity under the current code is 7 on the MSK-64 scale. For an older block, ask about the building's condition and any structural survey, and confirm that nobody has removed a structural wall, either in the flat itself or in the ground-floor shops. Views are not protected either: new towers keep being approved, and a temporary planning exception lets the city exceed normal height limits until its next general plan. Our guide to old and new buildings compares the two in more detail.

Getting around

The centre is the best-connected part of Batumi. City buses, run by the municipal company Batumi Autotransport, accept no cash; pay with a Batumi Card for the cheapest ride or tap a bank card, whereas minibus drivers still take coins and notes. Buses 10 and 10a run through the centre to the airport, about 5 to 9 km away depending on where you start, in 20 to 30 minutes. Street parking is sold as passes linked to the car's number plate rather than by the hour; we could not confirm current prices from the operator, so check them before relying on the street. Older buildings rarely have parking of their own.
