What is Gldani?

Gldani is the big northern district of Tbilisi built around the largest Soviet housing estate in the city, at the top end of metro Line 1. It also takes in Mukhiani, the old riverside settlements of Avchala and Zahesi, and Gldani village. For buyers it offers some of the lowest prices in Tbilisi, a deep rental market and a wave of new towers, in return for a long ride to the centre.

Tbilisi's national air quality plan gives Gldani an area of 50.3 km² and 177,214 residents at the 2014 census, about 3,523 per km², only 630 people fewer than Samgori, then the most populous district. Tbilisi City Council's decision No 16-35 of 2014 divides it into four units: 30, Avchala and Gldanis Khevi; 31, the even-numbered Gldani microdistricts; 32, the odd-numbered ones; and 33, Mukhiani. Despite a common belief, no Gldani unit touches the reservoir: the shore beyond Mukhiani belongs to Nadzaladevi, as our Tbilisi Sea guide explains.

Map and boundaries

Gldani lies north of Nadzaladevi, entered over the Gldani bridges on Sheshelidze Street; the Soviet microdistricts spread north and east of Akhmeteli Theatre metro, with Mukhiani to the south-east, Avchala and Zahesi along the Mtkvari to the west and Gldani village and the lakes to the north.

Open the map

The estate is split by Khizanishvili Street. West of it, unit 31 holds the 2nd, 4th, 6th and 8th microdistricts, the "A" microdistrict and the Small Lake; east of it, unit 32 holds the 1st, 3rd, 5th and 7th microdistricts and the open hills up to the city line. Unit 30 is the large belt around them: Avchala and Zahesi on the river, Gldanula, Gldani village and the Big Lake. By our measurement of OpenStreetMap outlines it covers about 21.8 km², more than the other three units together. Sarajishvili and Guramishvili stations, often described as "Gldani", stand on the Nadzaladevi side of the line.

Who Gldani suits

Suits

  • Buyers who want a large flat for the price of a small one elsewhere.
  • Long-let investors looking for steady local demand.
  • Families who want schools, parks and markets within walking distance.
  • Buyers who prefer a house with a yard in Gldani village or Avchala.

Does not suit

  • Anyone commuting daily to the airport, which is about 18 km away.
  • Buyers who want a central address or tourist demand.
  • Those who dislike high-rise construction around older blocks.

From village to the city's largest estate

The Georgian Encyclopedia says Gldani village is first mentioned in the 13th century, in the life of Queen Tamar, under the older name Grdani. Two medieval churches survive in its cemeteries. In 1987 a 549-metre viaduct of the Tbilisi bypass road was built over a deep ravine in the village.

Along the river, Avchala grew around Tbilisi's water main, which has worked since 1887, and around factories. Upstream, construction of the Zemo Avchala hydro plant, ZAHES, began in 1922; its first stage opened on 26 June 1927, and the encyclopedia calls it the first powerful hydro plant in Georgia. OpenStreetMap places the plant itself just outside the district, while the Zahesi workers' settlement is inside.

The estate came later. According to the encyclopedia, intensive building of the Gldani residential massif began in 1974 on 745 hectares, planned for 147,000 people by architects T. Bochorishvili and B. Geldiashvili, about three times the planned size of Saburtalo. The metro reached it in January 1989, when Akhmeteli Theatre station opened as the northern end of Line 1. Gldani prison No 8 drew national attention in September 2012, when videos of abuse of inmates led to mass protests.

What flats cost and rent for

Galt & Taggart publishes one Gldani zone for the whole district. In its full-year 2025 report Gldani was the cheapest of all 12 zones, and in July 2026 it was second cheapest.

Gldani price and rent indicators Galt & Taggart reports for July 2026 and for 2025 as a whole; Geostat, April to June 2026; ss.ge ads read on 22 October 2026, with our medians
IndicatorFigureNotes
New flats, July 2026USD 1,146 per m²Range USD 900 to 1,500; 442 sales; about 20% below the city
New flats, 2025 averageUSD 1,038 per m²Cheapest of 12 zones; 4,117 sales
Average rentUSD 8.6 per m² a monthJuly 2026, second lowest of 12 zones
Geostat median, new flatsGEL 3,867 per m²9th of 10 districts

ss.ge median, MukhianiUSD 1,400 per m²77 ads
ss.ge median rent, GldaniGEL 1,210 a month72 ads, median 60 m²

By our arithmetic, the zone's price rose about 11% between July 2025 and July 2026, and its rent against its price points to a gross yield of about 9%; on ss.ge medians the figure is lower, about 6.8%, because asking prices run above transaction averages. A two-room flat of 45 to 60 m² typically asked about USD 79,000 to 81,000, and larger flats cost less per square metre.

Ads from October 2026 show the range. In the 7th microdistrict, a "Czech-style" four-room flat of 110 m² on the 8th of 9 floors asked USD 109,000, under USD 1,000 per m²; in the 2nd microdistrict, 65 m² two or three minutes from the metro asked USD 93,000; and in a new block near Akhmeteli metro, a renovated 55 m² flat asked USD 99,000, about USD 1,800 per m². Compare districts in our page on rents by district.

Mukhiani, Avchala, Zahesi and the village

Mukhiani. The south-eastern unit, closest to the city, with Soviet blocks along Gobronidze Street and Dumbadze Avenue and several new towers. A renovated 90 m² flat on Gobronidze Street asked USD 130,000, and rents had a median of GEL 1,430 a month in 58 ads. Mukhiani is about 1.2 km from Akhmeteli Theatre metro by our measurement.

Avchala. A riverside area on the Mtkvari with mid-rise blocks and houses. After removing ads clearly filed under the wrong area, our sample had a median of USD 1,400 per m², with older "Czech project" flats on Libani Street at about USD 1,060 to 1,130. Houses had a median asking price of USD 160,000 for 150 m².

Zahesi. The former hydro plant settlement at the north-west edge, about 6 km from the metro, where the median asking price was about USD 1,165 per m² in 30 ads. City Hall announced a 2,500 m² park there in March 2026.

Gldani village. Houses of 140 to 230 m² on the Tianeti road asked about USD 125,000 to 215,000, with a median of USD 166,000 in 24 ads. Georgian Wikipedia says the village joined Tbilisi in 2007.

New towers

Korter.ge listed 43 developments in Gldani district on 22 October 2026, and Galt & Taggart's chart shows housing permits for about 117,000 m² issued here from January to July 2026, against about 25,000 m² over the same months of 2024. Among them:

  • Archi Akhmeteli by Archi, by the metro on Sheshelidze and Gobronidze streets: three blocks of 21 to 25 floors with 260 flats, block A completed in the second quarter of 2026 and block C due in the fourth quarter of 2027, from USD 1,400 per m².
  • Unity Mukhiani by Unity Development, 32 Gobronidze Street: 531 flats in blocks of 12 to 15 floors, the first due in the fourth quarter of 2027, from USD 1,000 per m² in white frame.
  • Alpha Home Gldani by Alpha Home, 18 Sheshelidze Street: two 25-storey blocks with 416 flats, started in 2022 and due in the third quarter of 2026, from USD 990 per m²; check whether that date has held.
  • Deka Gldani by Deka Development, 86 Kerchi Street: 16 floors, due in the fourth quarter of 2028, from USD 1,166 per m² in green frame.
  • Crown Gldani by Loft Development, 9 Marat Nozadze Street: seven floors and 70 flats, delivered in 2025, from USD 1,300 per m².

Starting prices of USD 990 to 1,400 per m² are for unfinished flats; resale in finished new blocks asks about USD 1,500 to 1,850. Check any developer with our developer checklist.

Getting around

Akhmeteli Theatre is the only metro station inside the district. By our straight-line measurement it is 11 km from Freedom Square, 8 km from Station Square and about 18 km from the airport, so a trip to the airport means the metro to Station Square and then bus 337. Much of the estate is more than a short walk from the station: the 8th microdistrict is about 2 km away and Zahesi about 6 km. Buses and minibuses from the station fan out to the microdistricts, Mukhiani and Zahesi; confirm current routes in the Tbilisi Transport Company app. The fare is GEL 1 with 90 minutes of free transfers.

Two metro projects are pending. In September 2025 the mayor announced a new station about 1.1 km beyond Akhmeteli Theatre towards Gldani, and in January 2026 the transport company ran a market survey for a 5.2 km extension at both ends of Line 1, giving about 2.2 km on the Gldani side; no cost, contractor or timetable has been set. A second exit at Akhmeteli Theatre, promised to start in November 2024, had not started by September 2025, FactCheck Georgia found. By road, Sheshelidze Street and the Gldani bridges lead south to Nadzaladevi, Khizanishvili and Vekua streets run through the estate, and the Tbilisi bypass and the Tianeti road cross the north.

Schools, shops and parks

  • Schools. OpenStreetMap shows at least 25 numbered public schools in the district, for example No 6, 71 and 136 in the even microdistricts, No 173 and 177 in the odd ones, No 174, 175 and 181 in Mukhiani and No 118 and 119 in Avchala. Confirm in the current register.
  • Shops. Gldani Mall and the market area by Akhmeteli Theatre metro, Gldani Plaza and City Mall Gldani on Vekua Street, a Carrefour in the odd microdistricts and supermarkets in Mukhiani and Avchala.
  • Health. Hospitals and clinics on Gobronidze Street in Mukhiani and near the metro, among them the Malkhaz Katsiashvili emergency centre.
  • Parks. Gldani Park in the odd microdistricts, the Small Lake, where City Hall began building footpaths and cycle paths in 2024, and the Big Lake to the north.

Risks to weigh

Most estate flats are in blocks built from 1974 onwards, now up to about 50 years old, and we found no official list of buildings in emergency condition, so inspect each block. Meanwhile towers of 21 to 27 storeys are rising next to nine-storey blocks on Sheshelidze Street and around the metro, bringing years of construction and more competition for tenants. In July 2022, Caucasian Knot reported, Mukhiani residents protested against five high-rises planned on what they called the only green area in the district.

Water and slopes are the other concern. On 25 May 2026 City Hall reported that the Gldanula river flooded after heavy rain, causing landslides on Andronikashvili, Tskharo and Queen Tamar streets and flooding several homes in the Mukhiani dacha settlement; landslides were also recorded in Gldani in March 2026. In July 2026 municipal inspectors stopped an attempt to occupy up to 40 hectares of municipal land in a recreational zone of the district. The eastern edge of the estate holds penitentiary institution No 8 and a medical facility for prisoners, and the south-west of unit 30 has metro and bus depots; check what is next to a flat before you buy.

Air quality

Gldani has no automatic air station. The nearest, on Marshal Gelovani Avenue in Dighomi across the Mtkvari, is about 5.2 km from Akhmeteli Theatre metro by our measurement and has no published annual figures yet. Passive samplers for nitrogen dioxide stood on the Tianeti road and in Gldani Park in 2023, but the national air plan does not publish their results, so we can give no measured figure for the district.

Who lives here

2014 census figures compiled by City Population show that about 92.6% of Gldani's residents were Georgians and, by our arithmetic, about 10% were internally displaced people, a higher share than in Samgori. A 2021 Indigo magazine article quoted residents describing Gldani as "a city within a city". We found no 2024 census figures for the district from Geostat.

Letting in Gldani

Long lets are the core market: on 22 October 2026 ss.ge showed more than 5,600 rent ads in its Gldani section and more than 1,800 in Mukhiani, including re-posts. In our sample, flats of 45 to 60 m² asked a median of GEL 1,200 a month and flats of 80 m² or more GEL 1,560, and many ads stress the walk to the metro. Short stays hardly exist: korter.ge showed a single daily-rent listing for the district. For what Tbilisi tenants expect from a flat, read our guide to long-term renters before you set the rent.
