Where the reviews are

This page does not yet show client reviews, and that is deliberate. A review appears here only after a real client has finished a service with us, written in their own words and agreed to publication. We would rather show an empty page with clear rules than a wall of five-star quotes that nobody can check. The first reviews will be added as clients give their consent, each with the details described below, and the date each one was added will be recorded in the change log at the bottom of the page.

To be added by the team: real client reviews, each with the client's written consent, the service received, the city, the month the service ended and, where it exists, a link to the same review on an independent platform.

Our rules for publishing a review

  1. Clients only. A review is published only if it comes from someone who bought, sold, rented out or applied for a permit with our help, and we can match it to a completed service in our records.
  2. No payment, no favours. We do not pay for reviews, offer discounts or gifts in exchange for them, or make a refund conditional on a good one.
  3. No reviews from insiders. Staff, their relatives, our partners, developers whose units we have shown and anyone we pay are not invited to review us, and their reviews are not published if they arrive.
  4. Negative reviews too. A critical review is published on the same terms as a favourable one. We do not hold it back while we collect positive ones to bury it.
  5. Words unchanged. We publish the text as written. If a review is long, a cut is marked with an ellipsis in brackets, and a cut may never change the meaning. Spelling is left alone.
  6. Translation shown as such. A review written in one of our five languages is published in that language; translations into the others are labelled as ours, with the original one click away.
  7. Two dates. Each review shows the month the service ended and the date the review was written, so a reader can tell recent experience from old.
  8. Withdrawal at any time. A client may ask us to remove their review or their name, and we do so without asking why.

What each review will show

A review on this page is a small record, not just a quote. It shows the reviewer's first name and the initial of their surname, or initials only if they prefer, and their country of residence. It names the service: a property search, a remote purchase, a legal check, a residence permit application, rental management. It gives the city, and the type of property where the client agrees: a resale flat in Tbilisi, an apartment under construction in Batumi. It shows whether the outcome was the one the client wanted: a completed purchase, a permit issued, a decision not to buy. Where we have replied, the reply is shown underneath, signed by the person who wrote it. We do not publish property addresses, prices the client has not agreed to disclose, or anything that identifies a seller, a tenant or another private person.

How we check that a review is genuine

Before a review is published, we match the reviewer to a service agreement and to the work done under it. We confirm with the client, through the contact details in our records rather than those in the message, that they wrote the text and agree to its publication on this page and in which languages. A review sent anonymously, from an address we cannot match, or about a service we did not provide is not published. If a review arrives on an external platform from someone we cannot identify as a client, we do not report it or ask for its removal unless it contains personal data of a third party or a statement that is plainly false and damaging; even then we reply in public first.

When a client is unhappy

A complaint is useful information, and we treat it that way. When a client tells us something went wrong, the lead adviser answers within two working days, in writing, with what we will do about it. If the client also wants to write a review, the review is published whether or not we resolve the complaint, and our reply states what we changed. When the complaint concerns a fact on the site, the correction follows the procedure on the report-an-error page, with a dated entry in the page's change log. We do not ask a client to change or remove a critical review in return for anything.

To be added by the team: the owner to confirm the two-working-day response time for complaints, or to give the period the agency can keep.

Reviews on other platforms

Reviews on an independent platform are harder to manipulate than reviews on a company's own site, and we encourage clients to leave theirs there as well. We do not control those platforms, we do not buy reviews on them, and we do not ask friends or partners to post there. Where a review on this page also appears on an external platform, we link to it so that you can see it in its original setting.

To be added by the team: links to the agency's profiles on independent review platforms (for example Google Business Profile), once they exist.

Why there is no star rating

You will not find an average score or a row of stars on this page, and the page carries no rating mark-up for search engines. A company's average of its own reviews is a number the company controls: it decides whom to ask, when, and which reviews to count, so it is not independent evidence of anything. We prefer to let each review stand as a dated account of one service, with its details visible, so that you can judge for yourself whether that client's situation resembles yours. This matches the rule in our editorial policy that nothing is marked up as a review unless the review exists.

How to read reviews of any agency in Georgia

Whether you work with us or not, reviews are one of the few ways to learn how an agency behaves when something goes wrong. A few habits make them more useful:

  • Look at the dates. Dozens of five-star reviews posted within a few weeks, after months of silence, usually mean a campaign, not a sudden run of happy clients.
  • Look for details. A genuine review mentions something specific: the district, the type of flat, a problem with a document, how long registration took. "Great service, highly recommend" tells you nothing.
  • Look at the reviewer. On public platforms, a profile with a single review, no photo and a name that does not fit the language of the text deserves less weight.
  • Read the critical ones first. How the agency answers a complaint tells you more than ten compliments. A reply that attacks the client, or no reply at all, is a signal.
  • Compare languages. Agencies that serve foreigners have clients from several countries. If every review is in one language and written in the same style, ask why.
  • Ask for a reference. A serious agency can put you in touch with a past client who has agreed to talk, so that you can ask your own questions.
  • Separate the agency from the property. A happy review of an agent says nothing about the developer whose flat was sold. Check the developer separately, as our guide to checking a developer describes.

Reviews are also not a substitute for your own checks. Our guide to real estate scams in Georgia shows how fake listings and fake intermediaries can come with convincing testimonials of their own.

What we ask clients after a service

When a service ends, we send the client a short set of questions. The answers help us improve whether or not the client chooses to publish anything. We ask:

  • Did the shortlist or the advice match the brief you gave us at the start?
  • Did the final costs match the written quote, and if not, were the differences explained before they arose?
  • Were you told about the risks of the property or the plan in time to decide?
  • Was the paperwork, from the extract to the registration, explained in a way you understood?
  • Which step took longer than you expected, and why?
  • What should we stop doing, and what should we do that we did not?
  • May we publish your answers, and in what form?

What a review cannot tell you

Even a genuine, detailed review describes one client's experience at one moment. It does not show whether the same adviser will handle your case, whether the market has changed since, or whether a risk that did not materialise for that client will stay quiet for you. A buyer who was happy with a quick purchase may not yet know about a defect that appears in the first winter, and a buyer who was unhappy may have wanted something no agency could deliver. Read reviews for how an agency communicates, keeps to its quotes and handles problems, and judge the property, the contract and the developer on their own evidence. That is also why, alongside reviews, this site publishes the rules we work by, the costs we charge on the prices and fees page and our statement on who pays us: those are commitments you can hold us to, whatever any single review says.

How to leave a review

If you have used one of our services, write to info@avi.ge or send a WhatsApp message with your review in any of our five languages. Tell us how you want to be named, whether we may mention the city and type of property, and whether you would also agree to speak to a future client who asks for a reference. We will send you the text exactly as it will appear, and publish it only after you confirm. If you have not been our client but want to tell us something about our work or about a page on this site, the contact page is the right place.

A published review contains personal data: your name or initials, your country and a description of a service you received. We publish it only with your consent, which you can withdraw at any time, after which we remove the review from this page and from every language version within a reasonable time. We keep the consent itself with your client file. How we handle that data, and your rights over it, are set out in our privacy policy.

Frequently asked questions

Why are there no reviews on this page yet?

Because we publish only reviews from real clients who have finished a service and agreed in writing. We do not fill the page with invented or borrowed testimonials while we wait.

Do you publish negative reviews?

Yes. A critical review is published on the same terms as a favourable one, with our reply underneath if we have one.

Can I speak to a past client?

Where a client has agreed to act as a reference, we can put you in touch so that you can ask your own questions.

Can I remove my review later?

Yes. Ask us and we remove it, or your name, from every language version of the page, without asking for a reason.

Do you pay clients or offer discounts for reviews?

No. We do not pay for reviews or reward them in any way, and nothing we do for a client depends on whether they write a favourable one.

Can a developer or a partner review AVI Estates?

No. Developers whose units we have shown, our partners and anyone we pay are not invited to review us, and their reviews are not published.
