What we do
Two things, kept clearly apart. First, we help foreigners buy, register, rent out and sell property in Georgia: property search, viewing trips, legal due diligence with a partner lawyer, remote purchase by power of attorney, bank accounts, residence permits, renovation and rental management. The full list is on the services page.
Second, we publish avi.ge: guides, data and tools about property in Georgia in English, Georgian, Russian, Hebrew and Arabic. The guides exist because most foreign buyers arrive with the same questions and find the same unsourced answers. Every page on this site names its sources and the date it was last checked, and legal pages are reviewed by a lawyer before the review notice comes off.
Who we work with
Buyers from abroad who want one of four things: an investment that produces rent, a residence permit through property, a home to move into, or a holiday apartment by the sea or in the mountains. They come mainly from Israel, the Gulf, Russian-speaking countries and Europe, which is why the site speaks their languages. Most purchases happen in Tbilisi and Batumi; a smaller number in Gudauri, Bakuriani and on the coast.
How we work
- Sources, not opinions. Every number on the site has a named source and a check date. Prices and yields are labelled as estimates.
- A lawyer before a signature. No client signs a contract that our partner lawyer has not read. Legal, tax and residency pages on the site are reviewed by the same people.
- Your money never touches our account. The price is paid through a bank or a notary. Our fee is agreed in writing before work starts.
- Remote is normal. A purchase by power of attorney, with live video viewings and a lawyer on site, is the standard case for us, not the exception.
- We say when not to buy. A shortlist with honest notes sometimes ends with the advice to wait or to look elsewhere.
- No paid rankings. Developers cannot buy a profile, a review or a place in a guide. Details are on the independence page.
The team
A lead adviser, a property adviser, a partner lawyer who reviews the legal and residency pages, an accountant who reviews the tax pages and a market analyst who maintains the data. Who they are, in which languages they work and which pages they sign is on the team page.
To be added by the team: names, photos and credentials of the team; year the company was founded; number of completed purchases if the owner wants to publish it.

Why an agency publishes a knowledge hub
The honest reason is that it saves everyone time. Before this site existed, every first conversation with a foreign buyer began with the same forty minutes: how a foreigner buys, what a registry extract is, what the residence permit threshold is, why a white frame is not an apartment. The answers were the same every time and the buyer had usually found three different versions of them online, none with a source. Writing the answers down once, with sources and dates, and keeping them current, means the first conversation can start from the buyer's actual situation. The second reason is that the market needs it. Georgia's property market is large, open to foreigners and fast, and that combination attracts both good buyers and bad advice. A public, sourced record of how things actually work raises the floor for everyone, including buyers who never become our clients. The third reason is that it keeps us honest. A page that names its sources can be checked by anyone, including a developer who disagrees with it, and a company that publishes under those rules has to live by them in its sales work too.
What we believe about buying in Georgia
- The market is real and the risks are real. Tens of thousands of apartments change hands each year in Tbilisi and Batumi and foreigners are a large part of the demand in Batumi. That is an opportunity. The construction pipeline, the seasonality of the coast and the dependence of some projects on continued sales are risks, and a buyer should hear both in the same conversation.
- Paper before money. Almost every loss we have seen began with a payment made before a document was read. The order of a safe purchase is fixed and we do not vary it for a discount that expires tonight.
- The purpose decides the property. A home, a rental and a permit are different purchases. Choosing the purpose first removes most of the market and most of the mistakes.
- Estimates are estimates. A yield is a calculation from assumptions; a delivery date is a promise; a permit is a decision by the state. We say so each time, in every language.
- The best advice is sometimes "not this one". A shortlist that ends with the recommendation to wait, or to look at a different district, is a success, not a failure, and we put it in writing.
Who we are not for
We are not the right agency for a buyer who wants a guarantee of yield, of completion or of residency, because nobody can give one honestly and we will not pretend to. We are not for a buyer who wants to pay cash to a person rather than through a bank, or who wants the lawyer skipped to save a week. We are not a developer's sales office, so we will not tell you that a particular project is the best in the city; we will tell you what its permits, record and contract say. And we are not a volume operation: we take on the number of clients that one contact person can serve properly in their language, which means we sometimes ask you to wait.
What you receive at each step
The services page describes how a purchase runs; this is what lands in your inbox along the way, because deliverables are easier to judge than promises. After the first consultation, a written summary of what is realistic and which services you need. After the brief is agreed, the brief itself, signed off by you. During the search, a shortlist with price, plan, photographs, cadastral code and a frank note per property. After viewings, daily written notes. After due diligence, the lawyer's summary in your language with a clear recommendation. Before signing, every document as a scan with a translation. Before each payment, a written confirmation of amount, recipient and purpose. After registration, the registry extract in your name. During renovation, a weekly photo report. During rental management, a monthly statement with receipts. Every one of these is a document you can show to your own adviser, your bank or your family, and every one is kept so that the history of the purchase can be reconstructed later.
Our commitments, in writing
A written quote before paid work
You know our fee and the expected third-party costs before anything starts, and nothing starts until you approve. The basis of pricing is on the prices and fees page.
Your money stays yours
The purchase price moves from your account to the seller's through a bank or a notary. We do not hold client funds and we do not ask you to pay the price to us.
A lawyer before every signature
No client signs a contract our partner lawyer has not read, and you receive the lawyer's summary whatever its conclusion.
Disclosure of any third-party payment
Should anyone but you stand to pay us anything linked to a property we recommend, you are told in writing before you decide, under the rules on the independence page.
Facts with sources
Everything we publish follows the editorial policy: sources, dates, review by a lawyer or accountant where law or tax is involved, and corrections logged in the open.
One contact person, your language
You deal with one person who speaks your language throughout, and every decision is confirmed in writing.
Where we work, and why those places
We work in Tbilisi, in Batumi and on the Adjara coast, and in the mountain resorts of Gudauri and Bakuriani, because those are the places where foreign buyers actually buy and where we can visit a property before recommending it. Tbilisi is the capital market, driven by local demand and the place most clients who move to Georgia choose to live; Batumi is the international market, where more than half of developer sales go to foreign buyers and where the seasonal rental question decides most purchases; the resorts are holiday-home markets with a short earning season and a long off-season that the building's management has to survive. We do not take on purchases in places we cannot reach for a viewing within a day, because an adviser who has not stood in the apartment is reading the same brochure as the buyer. The market facts behind these choices, with their sources, are on the Invest & money and Places pages, and the district-level detail follows as those pages are published.
How the company came about
AVI Estates grew out of the experience of helping friends and acquaintances from abroad buy in Tbilisi and Batumi, and of watching the same avoidable problems recur: a deposit paid before an extract was read, a white frame mistaken for a finished flat, a residence permit application filed with a contract instead of a registry entry. The agency was set up to do those purchases properly, with a lawyer in the process from the start and the money moving through a bank, and the site was written because the explanations were being repeated in five languages anyway. The founding year, the registered legal entity and the number of purchases completed will be published here as soon as the owner confirms them; until then the yellow box above stands in their place, because a date or a figure we have not verified does not belong on a page that promises verified facts.
How the site and the agency fit together
The site is free to read and does not require anything from you. Its guides are written for every foreign buyer in Georgia, including those who buy through another agency or on their own, and we answer questions from those readers as readily as from clients. The agency is how we earn a living: the services on this site are paid, quoted in writing and described plainly. The two are kept apart by rules rather than by goodwill: the editorial policy decides what the site publishes, the independence page decides how money may and may not touch it, and the authors who sign the guides are named on their profile pages. If a page on this site ever reads like a sales pitch, that is a failure of those rules, and the report-an-error page is where to say so.
Talking to us
The quickest route is the WhatsApp button at the top of every page, which opens a chat in your language. Email reaches the same people more slowly. The office on Davit Aghmashenebeli Avenue receives visitors by appointment, and a free consultation can be booked without any commitment. We work Monday to Saturday in Tbilisi time and answer messages from other time zones the next working morning at the latest. A first message that says what you want the property for, roughly what you can spend and when you would like to buy lets us answer usefully on the first reply.
Frequently asked questions
Are you an agency or a media site?
Both, and we keep the two apart. The agency side helps clients buy, register, rent out and sell property. The publishing side writes guides that follow the editorial policy: every number has a source, legal pages are reviewed by a lawyer, and nothing on the site is paid for by a developer.
Do you represent developers or buyers?
We advise the buyer. How we are paid and what we do when a developer's interest and yours differ is set out on the independence page.
Can I visit the office?
Yes, by appointment: 115 Davit Aghmashenebeli Avenue, Tbilisi, Monday to Saturday from 10:00 to 19:00 Tbilisi time. Most clients start on WhatsApp and meet us when they come to view properties.
Do you only work in Tbilisi?
No. We work in Tbilisi, Batumi and the resorts: Gudauri, Bakuriani, Kobuleti and the coast around Batumi.
Ask a question on WhatsApp. We reply within one working day.
