How the site is organised
avi.ge is built in layers, so that a reader can start broad and go deeper only where they need to. At the top are the sections, which the site calls hubs: buying and the law, residency, investing and money, places, new builds, living in Georgia, comparisons, countries, the glossary, tools, data, developers and project reviews. Each hub opens with a main guide, the pillar, that covers its whole subject and points to the detailed pages. Below the pillars are the articles, each answering one question completely: how to read an extract, how to renew a permit, how rent is taxed. Alongside them sit the tools, which calculate costs, yields and eligibility in your browser, and the data pages, which track a series of facts over time. Finally there are the pages about the agency itself: its services, the people who write and review the site, the policies it follows and the legal terms of using it. The list below follows the same order.

Every published page in this language, grouped by section. Sections whose pages are still being written appear with their hub page only; their guides are added to this list as they are published.

How page addresses work
Every page has the same address in each of the five languages, apart from a short language prefix. The English version sits at the root of the site, and the Georgian, Russian, Hebrew and Arabic versions sit under /ka/, /ru/, /he/ and /ar/. So the Russian version of the residency guide has the same path as the English one, with /ru/ in front. The language menu at the top of every page uses this rule to take you to the same page in another language, and each page tells search engines which versions exist, so that a reader searching in Hebrew is offered the Hebrew page. Addresses are written in English words that describe the subject, and they do not change once published: if a page has to move, the old address will lead to the new one.
What each kind of page contains
- Hub pages introduce a section, list its guides and show the topics planned for it.
- Pillar guides are the long, complete guides that open each section. They end with a map of the section's detailed pages, marking those still in preparation.
- Articles answer one question each. They are labelled by type: an explainer describes how something works, a guide walks through a task, a checklist lists what to verify, a comparison sets options side by side, and a data page presents figures with their sources.
- Tools are calculators and checkers. Each shows the assumptions it uses, lets you change them and labels its result as an estimate.
- Reports and trackers follow a set of facts over time, such as the residence permit rules, and offer the underlying data for download.
- Service pages describe what the agency does for clients, what each service includes, what it needs from the client and how it is priced.
- Author pages describe the people and roles that sign the guides and the pages each one is responsible for.
- Company and legal pages state the agency's policies and the terms on which the site and the services are offered.
Every guide carries the same elements in the same places: a short answer at the top, a table of key facts with sources, the date it was last checked, its author and, for legal, tax and residency subjects, its reviewer or a notice that the review is pending. At the end come frequently asked questions, the sources and a change log.
How this list stays current
This page is generated from the same list of pages that produces the site itself, at the moment each new set of pages is published. A page cannot be published without appearing here, and a page that is withdrawn disappears from the list at the same time. The page titles shown are the titles of the pages, in the language you are reading. The site's internal search page is the one page deliberately left out, because it is a tool for finding pages rather than a page of content. If a link on this page does not work, please tell us through the report-an-error page.
Files for search engines and assistants
Three files describe the site for automated readers. The XML sitemap at sitemap.xml lists every page with the date it last changed and its language versions, in the format search engines expect. The robots.txt file tells crawlers what they may read; on this site it welcomes search engines and AI assistants alike. The llms.txt file is a plain-text summary for language models, listing the sections, the main guides, the key facts and where they come from, so that an assistant summarising the site works from the same facts and caveats as a human reader. In addition, every page carries structured data describing what it is, who wrote it and when it was checked, as our editorial policy describes.
Where to start, depending on who you are
- You are considering moving to Georgia. Begin with the guide to moving to Georgia, then the residence permit guide if property is your route to residence.
- You want to buy a home or a second home. Read the buying guide from start to finish, then the guide to the city you are considering.
- You are an investor comparing markets. The investment guide gives the numbers and the risks; the comparison with Dubai shows how Georgia looks next to an alternative.
- You already own property here. Taxes, renting out and renewing a permit are covered in the money and taxes guide and the renting-out guide.
- You are a lawyer, accountant or adviser at home. The guide to property law cites the articles of Georgian law behind each statement, and each page lists its primary sources.
- You are a journalist or researcher. The residency rules tracker and the data pages offer dated, sourced figures; our editorial policy explains how to cite them.
Other ways to find your way
Every page has a breadcrumb trail under the header that shows where it sits in the site and leads back to its section. Long pages have a table of contents that follows you as you read and highlights the current section. The search button in the header, or the slash key on a keyboard, opens a quick search of page titles and summaries; pressing Enter opens a full list of results. Every page can be printed cleanly, without menus and buttons, and the links to sources are printed with their addresses. The site works without images and with large text, and it can be read with a screen reader; a skip link at the very top jumps straight to the content.
Frequently asked questions
Is every page listed here?
Every published page in this language is listed except the internal search page. Pages are added to the list automatically when they are published.
Where is the XML sitemap?
At avi.ge/sitemap.xml. It lists the same pages with their last-changed dates and all language versions, for search engines.
How do I find the same page in another language?
Use the language menu at the top of any page, or add /ka/, /ru/, /he/ or /ar/ in front of the page's path.
Why are some sections shown without pages?
Those sections are planned and their guides are still being written. The hub page explains what the section will cover, and each guide is added to this list on the day it is published.
Can I download or print the list?
The XML sitemap at avi.ge/sitemap.xml holds the same addresses in a machine-readable form. To read the list on paper, print this page: menus and buttons are left out of the printout.
Is the site map available in every language?
Yes. Each of the five language versions has its own site map listing the pages published in that language, at the same address with the language prefix.
