What this checker tests, and what it cannot

Georgia's property route to residence rests on one condition that can be measured: the market value of non-agricultural property you own in the country must exceed a threshold, which has been $150,000 since 1 March 2026. A second, larger threshold of $300,000 opens the five-year investment residence permit. This checker applies both rules to the values you enter, removes anything that cannot count, and tells you which route the result reaches, how long that permit lasts and what the application fee is. It also flags the situations in which a correct number can still lead to the wrong conclusion: a value just above the line, a property that is not yet registered, land that is agricultural, an old permit granted under the previous rule, and plans to work.

What it cannot do is decide. The decision on a residence permit is made by the Public Service Development Agency on the file you submit, and the value that counts is the one in the report of an accredited assessor, not the figure you type here. The checker is a filter that tells you whether it is worth commissioning that report and preparing the file. The full rules, the documents and the procedure are in our guide to the residence permit by property; this page explains how the checker reaches its answer.

What each field means

Market value of property 1, 2 and 3
The market value of each property, in US dollars. The law relies on the market value set by a certified assessor employed by a body with accreditation from the Unified National Body of Accreditation, so enter what such an assessor would be likely to find, not the asking price or the price in your contract. If you own or plan to buy more than one property, enter each one separately; the checker adds them together only as a scenario and shows a warning, because combining values is not confirmed.
Of these values, agricultural land
The part of the values above that is agricultural land, such as a village plot registered in the agricultural category. It is subtracted before the comparison, because the law excludes agricultural land from the property route whatever it is worth.
Is the property registered in your name?
The route requires a property right, which in Georgia means ownership registered in the Public Registry. If you are still planning, reserving or paying instalments, choose "not yet" and the checker reminds you when an application becomes possible.
Agency service
The Public Service Development Agency's fee is GEL 300 if the decision is to come within 30 days, GEL 450 for 20 days and GEL 600 for 10 days. The same fees apply to the short-term and the investment residence permit.
Exchange rate
Used only to show the fee in dollars. It starts at the National Bank of Georgia's official 5 August 2026 rate, 2.624 lari per dollar; replace that figure with the current rate.
Permit under the $100,000 rule
Tick this if you were granted a permit on the property ground before 1 March 2026. Your position is different from a new applicant's, and the checker says how.
Plans to work or run a business
Tick this if you intend to earn money in Georgia. A residence permit and a right to work are separate since 1 March 2026, and the checker shows which situation applies to the route you reach.

How the checker reaches its answer

The checker adds the three property values, subtracts the agricultural part and compares what remains with the two thresholds. Because the law says "exceeding", the comparison is strict: a value of exactly $150,000 reaches nothing, and a value of $150,001 reaches the short-term permit. A value above $300,000 reaches the investment permit and, because it is also above $150,000, the short-term permit as well; which one to apply for is a choice to make with a lawyer, since the terms and the conditions after them differ. The difference from $150,000 is shown with its sign, so that you can see at a glance how much room you have, or how much is missing.

The fee line appears only when a route is reached, and it shows the fee for one application at the service speed you choose. The notes under the result are switched on by your answers. They do not change the verdict, but they change what you should do next, which is why the checker shows them rather than folding them into a single yes or no.

Four worked examples
CaseInputsQualifying valueResult
Planned flat, defaults$160,000; not yet registered; 30-day service$160,000 (+$10,000)Short-term permit, one year; fee GEL 300, about $114; notes: close to the threshold, register first, family covered
Two flats on the line$80,000 + $70,000; registered$150,000 ($0)Not reached; note: exactly $150,000 is not enough
Flat and a village plot$120,000 + $40,000, of which $40,000 agricultural land; registered$120,000 (-$30,000)Not reached; note: agricultural land removed
House with plans to work$320,000; registered; 10-day service; plans to work$320,000 (+$170,000)Investment permit for five years, or the short-term permit; fee GEL 600, about $229; notes: close to $300,000, family covered, investment permit holders listed as exempt from the right-to-work permit

The values in these examples are illustrations of how the checker behaves, not valuations of real properties.

Look at the second and third cases together. In both, the buyer has spent at least $150,000, and in both the checker says no. In the first of them the reason is the word "exceeding"; in the second it is the land category of a plot that looks like part of a house. Both are mistakes that can end an application after the money has been spent, and both are cheap to avoid before the purchase.

How to read the result

Read the qualifying value first, because everything else follows from it. If it is well above the threshold, the remaining risks are in the file, not in the number: registration, the assessor's report, the documents and timing. If it is within 10% of a threshold, on either side, treat the result as uncertain until an accredited assessor has looked at the property. An estimate is not a valuation, and the assessor's figure may come out lower than yours. A buyer who aims at $151,000 is betting that it will not; a buyer who aims comfortably above the line is not betting at all.

Then read the notes. The registration note matters most for anyone buying off-plan: the permit is linked to registered ownership, so an apartment that will be finished in two years supports an application in two years, not now. The family note tells you who can join you on the same ground. The work notes matter for anyone who expects to earn money in Georgia, because the permit to live and the right to work have been separate questions since 1 March 2026.

Finally, remember that the permit lasts one year and ends when ownership ends. A result that says yes today stays true only while you keep the property and renew on time; selling, gifting or transferring the property to a company changes the answer.

Situations the checker does not cover

The checker deals with the property ground only. Several other situations change the question entirely, and it is worth checking them before you buy for the sake of a permit:

  • You may not need a permit to stay. Citizens of the countries listed in Government Ordinance No 255, including (in alphabetical order) Bahrain, the EU states, Israel, Kazakhstan, Kuwait, Oman, Qatar, Russia, Saudi Arabia, Ukraine, the UAE, the UK and the USA, can stay in Georgia without a visa for one full year.
  • Other grounds exist. Work, study, family reunification and, since 1 September 2025, a three-year IT residence permit for qualifying IT specialists who have two or more years of experience and earn $25,000 a year or more.
  • Permanent residence is a different step. It is available, among other grounds, after 10 years on temporary residence permits, and after the investment permit if its conditions are kept.
  • Rules change. The threshold was $35,000 until July 2019, $100,000 from 5 July 2019 and $150,000 from 1 March 2026; Erickson Immigration Group describes the 2026 change as the third increase in the programme's history. Our residency rules tracker records each change with its date and source, and the checker is updated when the tracker is.

If the purchase is also an investment, the buying cost calculator shows what the property will cost in total, and the rental yield calculator what it could earn while it supports your permit.

Frequently asked questions

Is $150,000 exactly enough for a residence permit in Georgia?

No. The Law on the Legal Status of Aliens, in Article 15(j), requires a market value exceeding $150,000, so a value of exactly $150,000 does not qualify. The checker applies the rule strictly.

Does the checker use the price I pay?

No. Enter the market value an accredited assessor would set. The law uses that value, not the contract price, and the two can differ in either direction.

Can I add several properties together?

The checker lets you try it, but the result is a scenario, not a rule. Article 15(j) speaks of one property worth more than $150,000, and agency practice on combined values is not confirmed, so the checker shows a warning whenever you fill in a second or third property. Each property would need its own assessor's report.

Can I apply while my apartment is under construction?

Not on the property ground. The route requires ownership registered in your name; a reservation, a deposit or a preliminary contract is not enough. Choose "not yet" and the checker reminds you of this.

Does a residence permit let me work in Georgia?

Not by itself. Since 1 March 2026 most foreigners need a separate right to work. Our sources list investment permit holders as exempt, but not holders of property-based permits; a lawyer should confirm your case.

What if I got my permit under the $100,000 rule?

Our sources indicate that renewals can continue for as long as you own the property that qualified you. Check with a lawyer before you sell, gift or restructure that property.
