What we do

Nine services cover the whole journey, from the first shortlist to the day you sell. Each one has its own page with what is included, the stages, what we need from you and the price basis; open a service below for the detail, or compare the three packages further down.

  • Property search A personal shortlist of 5 to 10 properties built around your budget and goal, with prices, floor plans and our honest notes on each.
  • Viewing trip Airport pickup, hotel booking and one to three days of viewings in Tbilisi, Batumi or the resorts.
  • Legal due diligence Our partner lawyer checks the Public Registry extract, encumbrances, the developer's permits and the contract before you sign anything.
  • Remote purchase Power of attorney, certified translation, notary and registration in your name while you stay at home.
  • Bank account Opening an account in a Georgian bank and getting the purchase money transferred and documented.

How the price is set

You receive a written quote before any work starts. It separates two kinds of cost: our fee for the service, and third-party costs that you pay directly to the provider, at its own rates: a notary, a certified translator, an accredited valuer, the Public Registry and your bank. The quote lists the expected third-party amounts so the total is known in advance. How each service is priced is explained on the prices and fees page.

To be added by the team: the price basis for each service (fixed fee, percentage or hourly) and the current amounts, to be supplied by the owner. Until then every service is quoted on request.

How a purchase runs with us

  1. Free consultation

A first conversation, free of charge, about what the purchase is for (an investment, residence, a move or a holiday home), what you can spend and by when.

  2. Shortlist

A written list of 5 to 10 properties that fit the brief, each with its price, its floor plan and our frank view of its weak points.

  3. Viewing

Either a live video tour while you stay at home, or a trip to Georgia with an airport pickup and the shortlist seen in person.

  4. Legal check

Our lawyer checks the registry extract, encumbrances, developer permits and the contract before anything is signed.

  5. Purchase

Payment goes through a bank or a notary, never to a personal account and never to ours. The property is registered in your name, in person or by power of attorney.

  6. After the keys

Residence permit, renovation, furniture, tenants and day-to-day management, as much or as little as you want.

What we do not do

  • We do not hold client money. The purchase price is paid via a bank or a notary, straight from your account into the seller's.
  • We do not promise yields, price growth or a residence permit. Figures on this site are estimates with a source; the permit is decided by the state, not by us.
  • We do not take money from developers for a place in our guides, profiles or reviews. See the independence statement.
  • We tell you when not to buy, and we put it in writing.

Each service in detail

The one-line descriptions above say what is included. The notes below say how each service actually runs: what you receive, what we need from you, and where the service stops. Timelines are described in stages rather than days, because the days depend on the Public Registry, the Public Service Hall and your own bank; where an official processing time exists it is cited on the relevant guide.

Property search

The search begins with a written brief that we draft after the first conversation and you approve: purpose, budget including finishing costs, cities or districts, building age, floor and view preferences, and the deadline. We then screen the market, including properties that are not advertised, and visit the candidates that pass the screen before they reach you. You receive a shortlist of five to ten properties; for each one it gives the price, the floor plan, photographs we took ourselves, the cadastral code, a comment on the building and its street, and one candid line on its weak point. We need from you the brief, honest answers about budget and timing, and a decision on each shortlisted property within a reasonable time, because good properties go. The search ends when you choose a property or tell us to stop.

Viewing trip

A viewing trip is one to three days built around the shortlist. We book the hotel at your expense, meet you at the airport, and run the viewings in an order that makes geographic sense, with time for a second look at the properties that interest you. Between viewings we show you the district: the metro, the school, the market, the construction site next door. After each day you receive written notes. We need from you your travel dates, passport details for the hotel, and a list of what you want to see beyond the shortlist. The trip ends with a debrief and, if you want, a reservation of the property you chose, drafted under the rules in the Buying & law section.

Legal due diligence

Before you commit, our partner lawyer pulls the registry record for the property, works through its charges and its chain of owners, confirms that the seller is who they claim to be and may sell, and for a new build examines the developer's right to the land, the building permit and the draft contract. The written result, in your language, sets out what turned up, what has to be put right first and the lawyer's own view on signing. We need from you the cadastral code, the seller's or developer's documents, and the draft contract. The service ends with the summary; negotiating the fixes and attending the signing are part of the purchase support that follows.

Remote purchase

For buyers who do not travel, we draft a power of attorney limited to the specific property and the specific acts, arrange its notarisation and legalisation in your country or at a Georgian consulate, have it translated and certified, and then sign, pay through the bank and register in your name under it, with the lawyer present at each step. You receive scanned copies of every document before and after each step and the final registry extract in your name. We need from you time at a notary in your country, the legalised power of attorney, and your bank's cooperation on the transfer. The service ends with the registry extract.

Bank account

We assemble the file a Georgian bank expects from a non-resident customer, source-of-funds explanation included, book the appointment, accompany you or act under power of attorney where the bank allows it, and follow the transfer of the purchase money until it is documented. We need from you the bank's standard documents, which we list in advance, and patience with compliance questions. The service ends when the account works and the purchase money has arrived and been documented.

Residence permit

We arrange the valuation by an accredited appraiser, assemble the file, translate and legalise what needs it, submit the application at the Public Service Hall in person or under power of attorney, and track it to the decision and the card. For renewals we start before the current permit expires. We need from you the registry extract in your name, your passport, family documents if family members apply, and proof of legal stay at filing. The service ends with the card, or with a written explanation if the application is refused, and continues with the yearly renewal if you want it.

Renovation and furniture

Whether the starting point is a white frame or a tired older flat, we write the design brief, collect quotes from contractors we already know, manage the work against a schedule, and send weekly photo reports. Furniture packages are assembled to a budget and a standard you choose. Contractors and suppliers invoice you directly or are paid from your account on their invoices, and we add no mark-up to their work. We need from you decisions on the design and the budget, and approval at the milestones. The service ends with a handover walk-through and a defects list that the contractor must close.

Rental management

We advertise the apartment, vet tenants or guests, sign leases for you under a power of attorney, hold the deposit under the lease terms, arrange cleaning and repairs, pay the utilities and the building charges from the rent, and send a monthly statement with receipts. Rent is transferred to you after costs. We need from you the management agreement, the power of attorney and decisions on repairs above an agreed amount. The service runs month to month and ends on notice.

Resale

When you sell, we value the apartment against current published data and recent comparable sales, prepare it and photograph it, market it to local and foreign buyers, negotiate, and run the deal to registration with the lawyer. We also prepare the documents your bank will need to transfer the proceeds abroad. We need from you the decision on the asking price, access to the apartment, and your bank's requirements for incoming funds. The service ends when the proceeds are in your account.

What happens at the first consultation

The first consultation is free and has one purpose: to find out whether what you want is realistic and what it would involve. Our questions cover why you are buying, your budget both with and without finishing, when you want to buy, whether you plan to travel, whether a residence permit is part of the plan, and which documents and bank you have. We tell you, in that conversation, what we think is realistic, which of our services you need and which you do not, and what the next step would be. If the answer is that you should wait, or that your plan will not work as described, you hear it then. Nothing is sold at the first consultation; you receive a written summary and a quote only if you ask for one. You can book it on the consultation page or simply write on WhatsApp.

Working with your own lawyer, bank or agent

Many clients arrive with advisers of their own: a lawyer at home, a family accountant, a bank they trust, sometimes a friend in Tbilisi who found the apartment. We work alongside them. Our partner lawyer will share the due diligence summary with your lawyer and answer their questions; our accountant will provide the Georgian side of a tax question for your adviser at home; and if you found the property yourself, we can run only the legal check and the purchase support without the search. The only things we insist on are the ones that protect you regardless of who advises you: a registry extract before any payment, a contract read by a lawyer before signature, and money moving through a bank or a notary rather than to a personal account.

How long things take, honestly

Clients ask for a timeline and deserve a truthful one, which is that the parts we control are quick and the parts we do not are variable. A brief and a first shortlist are a matter of days once the brief is approved. Viewings fit the client's travel. A legal check depends on how fast the registry extract and the developer's documents arrive, and a clean file is faster than one with an encumbrance to clear. Signing and payment are a day once the bank has cleared the transfer, and the bank's compliance questions for a non-resident are the most common cause of delay in the whole process. Registration at the Public Registry has official processing speeds with their own fees, which the registration guide cites. A residence permit application follows the Public Service Hall's processing times, which the residency guide will cite once reviewed. Renovation from a white frame is measured in months and depends on the scope. We give each client a timeline for their own case in the quote, in stages, and we update it in writing when a stage moves.

How we communicate during a purchase

You have one contact person who speaks your language, reachable on WhatsApp, and every step is confirmed in writing: the brief, the shortlist, the viewing notes, the lawyer's summary, each document before it is signed, each payment before it is made. During construction or renovation you receive photo reports on a fixed day each week. Documents are shared as scans with the Georgian original and a translation where one exists. We keep a record of every decision so that, months later, you can see what was agreed and why. If something goes wrong, you hear about it from us first, with what we propose to do about it.

Frequently asked questions

Do you work with buyers who never come to Georgia?

Yes. A remote purchase runs on a power of attorney signed at a notary or a Georgian consulate in your country. We do the viewings by live video, the lawyer checks the documents, and the registration is done in your name. You can come later, or not at all.

Is the first consultation free?

Yes. The first conversation about your goal, budget and timing costs nothing and does not oblige you to anything. Paid work starts only after you approve a written quote.

Can I order only the legal check?

Yes. Every service can be ordered on its own, including the legal due diligence for a property you found yourself or through another agent.

Which languages do you work in?

Georgian, English, Russian, Hebrew and Arabic. Documents are translated by certified translators; that cost is shown separately in the quote.

How do you get paid?

By a fee agreed in writing before the work starts. How the fee is calculated for each service is explained on the prices and fees page. Third-party costs such as the notary, translator, valuer and registry fees are paid by you directly to those providers.
