What is included

  • Essential for buyers who come to Georgia: property search and shortlist, legal due diligence, and support at signing and registration.
  • Remote for buyers who do not travel: everything in Essential, plus the purchase by power of attorney, the Georgian bank account and the residence permit application.
  • Turnkey for buyers who want a ready home or a working rental: everything in Remote, plus renovation and furniture and the first year of rental management.
  • One contact person who speaks your language for the whole journey, and one written quote covering every service in the package.
  • Any service in a package can also be ordered on its own, and anything you leave out at the start can join the package later on the terms of the first quote.

Which package fits whom

The packages follow the buyer types we meet most often, described on the home page. Essential suits a buyer who will come to Georgia for the viewings and the signing, who already has a way to move money and who does not need a residence permit, or will handle it later: a family choosing a home in person, an investor who visits regularly. Remote suits a buyer who will not travel or will travel once, who needs the purchase money to arrive through a Georgian account, and whose goal includes the residence permit: the investor abroad, the residence-permit buyer, the family moving later. Turnkey suits a buyer who wants the apartment finished, furnished and either ready to move into or let from the first month, without managing builders and tenants from another country: most remote investors in white-frame new builds end up here. If you are between two packages, take the smaller one and add the service you need; packages are a convenience, not a constraint.

Timeline

  1. Free consultation

We talk through your purpose, budget, timing and travel, and tell you which package fits, or that you need only one service.

    Stage 1

  2. Quote

One written quote for the package, with each service's basis, the expected third-party costs and the payment schedule.

    Stage 2

  3. Search and check

The brief, the shortlist, the viewings and the legal due diligence on the property you choose.

    Stage 3

  4. Purchase

The contract, payment through a bank, registration in your name, in person or under a power of attorney.

    Stage 4

  5. After the keys

Bank account and residence permit for Remote and Turnkey; renovation, furniture and letting for Turnkey.

    Stage 5

  6. Handover to you

The complete file: every document, statement and report from the journey, in one place.

At the end of the package

Why buy a package rather than separate services

Three reasons, none of them a sales trick. Work shared between services is done once: the brief written for the search is the brief the lawyer reads and the brief the renovation follows; the source-of-funds file prepared for the bank is the file your home bank receives; the documents legalised for the purchase are the documents the residence permit application uses. One contact person holds the whole case, so nothing is lost between stages and you never explain your situation twice. And the price is known in advance as one figure, with a reduction for ordering the services together, rather than discovered stage by stage. Nothing in a package is compulsory: a buyer who needs no bank account and no power of attorney sees both struck from the quote, and the total drops accordingly.

Essential, in practice

An Essential client usually arrives with a clear idea of the city and a less clear idea of the district, and spends two or three days in Georgia for viewings. Before the trip the search produces a shortlist; during the trip the client sees it with our adviser; after the trip the legal due diligence runs on the property they choose, and the lawyer's summary tells them whether to proceed. The client signs in person, often on a second short visit, with the lawyer present, and pays from their own bank to the seller's through a Georgian bank. Essential ends with the registry extract in the client's name. What it does not include is anything the client does not need when they are present: there is no power of attorney, because they sign themselves; no Georgian bank account, because the payment goes directly; no residence permit, because many Essential buyers are not applying for one, and those who are can add it. A viewing trip itself is quoted separately, because some Essential buyers view by video and only come to sign.

Remote, in practice

A Remote client may never come to Georgia during the purchase, or comes once at the end. The shortlist is viewed by live video, with our adviser directing the camera as the client asks; the legal due diligence runs as in Essential; the lawyer drafts a power of attorney limited to the property and the acts, which the client signs and legalises at home; a Georgian bank account is opened, often under that power of attorney where the bank allows it, with a source-of-funds file prepared in advance; the purchase is signed by the representative with the lawyer present, and the money moves bank to bank with each payment confirmed to the client in writing. After registration, the residence permit application is prepared: the appraisal, the family documents, and the filing at a time when the client's stay is legal. Remote is the most common package among buyers from Israel, the Gulf and Europe who are investing rather than relocating.

Turnkey, in practice

Turnkey begins where Remote ends and is built for the buyer who wants an apartment that is finished and working without managing builders and tenants from another country. Most Turnkey clients buy a white frame in a new building, because that is where the gap between owning and using is largest. After the handover from the developer, the renovation and furniture service takes the apartment from a shell to a home or a rental, with weekly photo reports and milestone payments approved by the client. When it is ready, the rental management service photographs it, lists it, screens tenants or runs short stays, and sends a monthly statement. The first year of management is included in the package; after that, the client decides whether to continue. A Turnkey client typically receives, in sequence, a shortlist, a lawyer's summary, a registry extract, a residence card, weekly photographs of a renovation, a handover, and then a monthly statement, and never has to be in Georgia for any of it.

Packages compared with buying services one by one

Everything in a package can be ordered separately, and some buyers prefer that, for example because they already have a lawyer, a bank account or a contractor. The quote shows both ways: the package price, and the sum of the services ordered individually, so that you can see the reduction and decide. Ordering separately makes sense when you need only one or two services, or when you want to start with the search and decide later. A package makes sense when you know from the start that you will need most of the journey, because the shared work is done once, the reduction applies, and one person holds the case from shortlist to statement.

What we need from you

  • An honest first conversation about purpose, budget, timing and travel, so that the right package, or no package, is chosen.
  • Approval of the quote, and of the brief, the shortlist, the contract and each payment as the package proceeds.
  • The documents each service needs, listed in advance in the quote.
  • Decisions within a reasonable time at each stage.

Price basis

Each package is quoted in writing as the sum of its services with a reduction for ordering them together, on the bases described on the prices and fees page. Third-party costs are the same as for the separate services and are listed in the quote as estimates: notary, translator, appraiser, registry and state fees, legalisation abroad, bank charges, contractors and suppliers. They are paid by you directly and we add no margin. The purchase price never passes through our account.

To be added by the team: the price of each package and the reduction against the separate services, to be supplied by the owner and published here and on the prices and fees page.

Changing or stopping a package

Plans change: a buyer who chose Essential decides not to travel, a Remote buyer decides to let the apartment, a Turnkey buyer decides to move in rather than let. A service can be added at the basis in the original quote, and a service not yet started can be removed, with the quote revised in writing. If the purchase stops, for example because the legal check found a reason not to buy, you pay for the work done and not for the services that never started, as the quote states. If you want to stop after the purchase, the services already completed are paid and the rest are not. The file of everything done so far is yours in every case.

Frequently asked questions

Do I have to buy a package?

No. Every service can be ordered on its own. Packages are for buyers who need several services and want one quote, one contact person and a reduction for ordering together.

Which package do most foreign buyers choose?

Buyers who do not travel usually choose Remote; remote investors in white-frame new builds usually end up with Turnkey. The consultation tells you which fits your case.

Can I upgrade later?

Yes. Any service can be added at the basis in the original quote, for example adding rental management after you have decided to let.

Does a package include the residence permit itself?

Remote and Turnkey include the application service. The permit is decided by the state; what the package includes is the eligibility check, the file, the filing and the follow-up.

What if the legal check finds a problem?

The purchase stops on that property and the search continues, or the package stops and you pay for the work done, as the quote states. Finding a reason not to buy is part of what you are paying for.

Are prices published?

Not yet. Until the owner confirms the amounts, each package is quoted in writing after a free consultation.
