How buying with us works

Six stages from the first call to the keys. You see where your purchase stands at every stage.

  1. Free consultation

Tell us your goal, budget and timing: investment, residency, relocation or a holiday home.

  2. Shortlist

You receive 5 to 10 matching properties with prices, floor plans and our honest notes on each.

  3. Viewing

Live video viewings from wherever you are, or we meet you at the airport and show everything in person.

  4. Legal check

Our lawyer checks the registry extract, liens, developer permits and the contract before anything is signed.

  5. Purchase

Payment goes through a bank or notary, never to a personal account. The property is registered in your name, in person or by power of attorney.

  6. After the keys

Residence permit, renovation, furniture, tenants and day-to-day property management.

What this site is for

avi.ge is two things in one: a knowledge hub that explains buying, owning and renting out property in Georgia in five languages, and the website of AVI Estates, the Tbilisi agency that wrote it.

Written to be checked

Every number on these pages comes from a facts register with a source and the date it was checked. Legal and tax pages are reviewed by a partner lawyer or an accountant and show a visible notice until they are. Where we do not yet have a verified figure, the page says so in a yellow box instead of guessing. The rules are public on the editorial policy page.

Written for your situation

A buyer from Tel Aviv, Dubai, Berlin or Almaty arrives with different documents, banks and questions. The By country section is written for each of those starting points, and the Comparisons section sets Georgian cities against the places you are already considering. Georgian, English, Russian, Hebrew and Arabic versions are adapted, not machine-translated.

Written by people who do the work

The guides are signed by the founder, who negotiates the deals, and the property adviser, who walks the buildings. Legal pages are checked by the partner lawyer, who reads every client contract before it is signed. Who we are and how we are paid is on the about and independence pages.

Three ways to start

Most readers arrive with one of three questions. Each has a short path through the site.

  1. "Can I get a residence permit by buying?"Run the residency checker below, then read the Residency section: who qualifies, what the permit gives and does not give, and where applications fail.
  2. "Is it a sensible investment?"Open Invest & money for the market facts and the gap between gross and net yield, then Places to pick the market, then the yield calculator with your own numbers.
  3. "How do I actually buy safely?"Buying & law walks through the five stages of a Georgian deal and the red flags before you pay. New builds explains how to check a developer. Services explains what we do at each step.

What we will tell you

What a purchase involves and in which order. Which documents matter and what each line means. What the published market data says, with the research house named. What a permit gives and what it does not. What can go wrong and how to protect yourself. What our services cost, once the price list is published, and how we are paid.

What we will not tell you

That any yield, completion date or residence permit is guaranteed. That a particular developer is "the best" without a published method behind the claim. That a page is lawyer-reviewed when it is not. That a number is current when we have not checked it. If you find a statement on this site that breaks one of these rules, the report-an-error page goes straight to the editor.

If you prefer to talk first, the WhatsApp button at the top of every page opens a chat in your language, and a free consultation can be booked without any commitment. We answer questions about a purchase you are making without us as readily as about one you are making with us; the guides exist for exactly that reader.

Five kinds of buyers we meet

Almost every enquiry fits one of these profiles. Each one needs a different property, a different order of steps and a different set of pages on this site.

The family that is moving

Parents with school-age children who want a year-round home in Tbilisi, usually near an international school and a clinic. Their first questions are about districts, buildings with permanent residents and the residence permit for the whole family. They buy to live, so noise, parking and the state of the stairwell matter more than yield.

The remote investor

Someone who will rarely visit and wants an apartment that is let and managed without them. They need a market with steady tenant demand, a contract that protects a buyer who is not in the room, a power of attorney drafted carefully, and a manager whose fee they have already counted against the yield.

The residence-permit buyer

A buyer whose main goal is a legal base in Georgia for themselves and their family. Property is the route; the threshold, the appraisal and the renewal rules decide the purchase. They should read the Residency section before choosing a city, because the permit does not care where the property is, only what it is worth.

The holiday-home owner

A buyer who wants a place by the sea or on the slopes for their own weeks and some rent in between. For them the building's off-season management, heating and security decide whether the purchase works. The resort and Batumi pages are written for this reader first.

The returning Georgian

A member of the diaspora buying a home for parents, for retirement or for visits. They know the country and the language but not the current registry rules, the new-build contracts or the market numbers. The guides and the developer profiles are for them as much as for anyone arriving for the first time.

Not sure which you are?

Most people are two of these at once: a holiday home that should also earn, or an investment that may become a home. Say so in the first message. The order of steps changes with the goal, and choosing it early saves a wrong purchase later.

A residence permit through property

$150,000

Since 1 March 2026, a foreigner who owns non-agricultural property in Georgia worth more than $150,000 can apply for a one-year residence permit.

  • The threshold is read against one property; adding several together is not confirmed.
  • The permit is renewed every year and also covers your spouse and children.
  • It can be revoked if you sell the property or its market value falls below the threshold.
  • A five-year investment residence permit requires an investment of at least $300,000.

Check your eligibility

Above $150,000. Once an accredited assessor confirms this market value, you can apply for the one-year residence permit, renewed every year while you own the property.

Rules change. A lawyer confirms your case before you buy. This is general information, not legal advice.

Questions foreign buyers ask

Can foreigners buy property in Georgia?

Yes. Foreigners can buy residential and commercial property on the same terms as Georgian citizens. Agricultural land is reserved for citizens.

Do I have to come to Georgia to buy?

No. You can sign a power of attorney at a notary or consulate in your country, and we handle the viewing by video, the contract and the registration.

Does buying property give me a residence permit?

If a property you own in Georgia is worth more than $150,000, you can apply for a one-year residence permit that is renewed every year. This threshold applies since 1 March 2026.

What do white, green and black frame mean?

Black frame is the bare structure. White frame adds plastered walls, floor screed and utility connections. Green frame is nearly finished and needs only flooring, fixtures and paint.

Can I pay in installments?

Many developers offer installment plans until the building is complete. Terms differ between projects, and we compare them for you.

Is it safe to buy off-plan?

The risk depends on the developer. We check permits, the delivery record and construction progress, and we structure payments in stages.

Can I rent out my apartment?

Yes, long-term or for short stays. We can manage tenants, cleaning and repairs and send you a monthly statement. Rental income is taxed in Georgia, and we connect you with an accountant.

What does buying cost on top of the price?

Registration fees are small. The main extra costs are the legal review, translation and notary if you buy remotely, and furnishing. You get a full written estimate before you start.
