What is Vazisubani?

Vazisubani is a large residential district on Tbilisi's eastern side, on the left bank of the Mtkvari south of the Tbilisi Sea. Its name means "vine quarter". Officially it belongs to Isani district, where the city council's 2014 decision No 16-35 lists it as unit 16, "Vazisubani, 8th Legion", and official acts refer to its four microdistricts, I to IV. Georgian reference sources date the main housing estate to 1975 to 1985, and a Soviet plan for a third metro line was to end here, but construction stopped in the early 1990s.

Today Vazisubani mixes Soviet-era blocks with a growing number of new towers, many along Sandor Petofi Street, and new flats there were listed at about USD 950 to 1,900 per m² in October 2026. Some media reports have placed it in Samgori district; administratively it is Isani, which matters when you read district statistics. This page covers prices and rents, transport, schools and services, the parks City Hall has rebuilt, new projects, air quality and who the district suits. The city-wide picture is in our Tbilisi guide.

Map and boundaries

Vazisubani lies north of the Kakheti Highway, which forms its southern edge, with Varketili across the highway to the south, the Hualing Tbilisi Sea Plaza at its north-eastern edge and the Samgori metro area to the south-west.

Open the map

The official boundary of unit 16 starts where Kakheti Highway meets Sergi Jikia Street and takes in the settlement of the 8th Legion as well as Vazisubani itself. Varketili, across the highway, is a separate unit in Samgori district, though older records sometimes mixed the two names: in 2021 the city council renamed blocks recorded as part of "Varketili IV microdistrict" to Vazisubani IV microdistrict. Listing sites such as korter.ge tag Vazisubani as Isani, so for district figures look at Isani, not Samgori.

Who Vazisubani suits

Suits

  • Buyers who want a new flat at one of the lower price levels in the city.
  • Families who want schools, playgrounds and parks within the district.
  • Long-let investors targeting tenants with modest budgets.

Does not suit

  • Anyone who needs a metro station within a short walk.
  • Buyers who want the historic centre or nightlife nearby.
  • Short-stay investors aiming at tourists.

How the district grew

Georgian Wikipedia, citing a 2008 encyclopedia of Tbilisi's streets, attributes the main housing estate to the architects G. Shavdia and T. Andghuladze. The same source records several links to the rest of the city that came and went: from 1986 a cable car joined Lower Vazisubani with Samgori until the 1990s, and work on a "Vazisubani" metro station on today's Sandor Petofi Street began and stopped in the early 1990s. The settlement's first church, dedicated to the Nine Infant Martyrs of Kola, was built from 1995 to 2001. For the 2015 European Youth Olympic Festival, roads were built linking Vazisubani with Varketili and the Tbilisi Sea, one of which has carried the name of Marshal Józef Piłsudski since 2017.

The result is a district of several layers: Soviet microdistricts from the 1970s and 1980s, the athletes' village and mall of the 2010s at its north-eastern edge, and since the late 2010s a wave of new towers along Petofi Street. When you compare flats, place each one in its layer first, because building age and height differ between them.

Asking prices on the 10 listings we checked ranged from USD 85,000 for a 73 m² three-room flat on Jumber Lezhava Street, about USD 1,164 per m², to USD 89,000 for a 47 m² two-room flat in a newer block on Sandor Petofi Street, about USD 1,880 per m². Developers' starting prices were lower: from USD 950 per m² at Unity Vazisubani 2, a 270-flat project due in the fourth quarter of 2028, from USD 1,050 at BK Vazisubani and from USD 1,150 at New Group Vazisubani, both due in the fourth quarter of 2026. No analyst publishes an average for Vazisubani alone, and none separates Soviet-era from newer buildings here.

Galt & Taggart's Isani figures, rent of USD 10.2 per m² against a price of USD 1,407, give a gross yield of about 8.7% by our calculation, slightly above the city average of 8.5%. Remember that Georgian listings count rooms, not bedrooms: a "two-room" flat usually has one bedroom. A 2025 building on Petofi Street listed two-room flats to rent at USD 400 to 600 a month. The district comparison is in our page on rents by district.

Getting around

Vazisubani has no metro station of its own. The nearest are Samgori and Varketili on Line 1, each about 2 km in a straight line from the district's centre by our measurement on OpenStreetMap; the southern blocks near the Kakheti Highway are closer, the northern ones further. The Tbilisi Transport Company introduced bus 343 from Zemo Ponichala to Vazisubani in November 2020 and bus 319 from Varketili metro through Vazisubani to the station square area in October 2021, and minibus zone 02 covers the district; check current routes on the company's site before relying on one.

Paid hourly parking arrived in 2025: 160 spaces on Osip Mandelstam Street and 17 Shindisi Heroes Street came into force on 1 August 2025, and residents could register their cars for free parking in the zone. The Kakheti Highway along the southern edge is the main road east out of the city, towards the airport.

Schools, shops and clinics

  • Schools. A 2009 Ministry of Education order lists public schools No 40, 90, 92, 163 and 172 at Vazisubani addresses; schools can merge or move, so check current places with the school.
  • Clinics. Evex Clinics opened a polyclinic at 36 Sandor Petofi Street in May 2022, with family medicine, paediatrics and laboratory tests.
  • Shopping. The Hualing Tbilisi Sea Plaza, opened in 2017 with about 400 shops, stands at the district's north-eastern edge, though OC Media described it in 2025 as a mega-mall with few shoppers; Samgori Mall and the Navtlughi market are at the south-western edge near Samgori metro.

Lilo, home to a large market, is a separate unit of Samgori district further east, not part of Vazisubani.

Parks and City Hall works

City Hall has invested in the district's public spaces in recent years. A new 1-hectare square opened in January 2018 at a cost of GEL 740,000. In January 2024 City Hall announced the rehabilitation of a park of up to 2 hectares, at an estimated GEL 4 million; we found no report of its completion. A football pitch and a skate park with lighting, about 2,500 m², were reported in March 2025 at a cost of up to GEL 3 million, and on 13 May 2026 work began on a 3,400 m² square in microdistrict III between Jumber Lezhava and Bidzina Cholokashvili streets.

New projects and the Tbilisi Sea edge

Sandor Petofi Street is the main new-build corridor, with completed buildings such as Archi Vazisubani (2018 to 2021), Kera Vazisubani (end of 2024) and AIM Vazisubani, a 16-storey building of 96 flats delivered in 2025, and projects under construction such as New Group Vazisubani. Elsewhere, BK Vazisubani on Shalva Mshvelidze Street has 76 flats and Unity Vazisubani 2 on David Kvachantiradze Street has 2 blocks of 14 and 16 storeys. With so many projects, check each developer's record and the stage of construction with our developer checklist.

At the north-eastern edge, the Chinese Hualing group built the athletes' village for the 2015 European Youth Olympic Festival in exchange for the right to convert it to housing and a hotel. Under an agreement of 14 November 2014, the government bought flats near the Tbilisi Sea for families displaced by conflict, 218 families in a first stage out of 598 flats planned.

Air and noise

The nearest official air monitor is in neighbouring Varketili. A Tbilisi State University study of National Environmental Agency data found an average fine-particle (PM2.5) level there of 16.1 µg/m³ over 2017 to 2024, falling from 19.0 in 2017 to 2019 to 14.9 in 2022 to 2024, the largest improvement of the city's three long-running stations, though still above WHO guidelines; the 2024 average was 14.6. We found no noise measurements; blocks along the Kakheti Highway face a major road, so ask for a flat on the quiet side if that matters to you.

Letting a flat in Vazisubani

Georgia Aparts put the median asking rent at USD 419 a month in August 2026, which places Vazisubani among the cheaper districts for tenants. We found no published short-stay data for the district, so a long let is the realistic plan; how tenants choose is covered in our guide to long-term tenants in Tbilisi.
