What the quiz does
The quiz scores 24 parts of Tbilisi, from Vake and Sololaki to Gldani and the Tbilisi Sea, against your ten answers and lists the five that fit best. Each result links to our guide to the area, names the answers it matched and lists known warnings, such as landslide history or station repairs.
Use it to start a shortlist. Only metro and centre access are measured; the other ten ratings are ours, each shown with its evidence in the table below.
What each field means
Each answer switches on weights; an area earns weight x rating for every attribute switched on.
| Question | Answer and weight |
|---|---|
| 1. Buy or rent | House: 3 x houses; areas without houses drop out. |
| 2. Budget | See the budget rule below. |
| 3. Metro | Essential: 3 x, minus 3 where metro is 0 or 1. Useful: 1 x. |
| 4. School | International: 3 x, minus 3 where none was found. |
| 5. Green and air | Very important: 3 x. Somewhat: 1 x. |
| 6. Lively or quiet | Lively: 3 x lively. Quiet: 3 x quiet. Both: 1 x each. |
| 7. Building | Historic, modern or Soviet-era: 3 x that rating. |
| 8. Centre | Daily: 3 x. A few times a week: 1 x. |
| 9. Car | Parking needed: 2 x parking. No car: 2 more on metro. |
| 10. Foreigners | Important: 2 x. Nice to have: 1 x. |
Assumptions
| Assumption | Value used | Sources |
|---|---|---|
| Price per area | One asking price per m²: our ss.ge median for the portal section, else within 10 minutes of the area's station, else the area page's sample (Krtsanisi: lowest project starting price; Old Tbilisi, Ortachala: range midpoint), else the three-room median; 21-22 October 2026, GEL 2.60 per USD. | [3], [4] |
| Price bands | 1: under USD 1,400 per m²; 2: 1,400-1,899; 3: 1,900-2,499; 4: 2,500 and over. | Our bands |
| Rent bands | Zone rent for new flats of 50-60 m², August 2026, published 23 October 2026; city average USD 10.4 per m² a month; not stated whether asking or agreed. 1: under 9.0; 2: 9.0-10.4; 3: 10.5-12.9; 4: 13.0 and over. | [1] |
| Budget rule | One band over: minus 4. Two or more: left out, unless fewer than 5 areas remain; then back with minus 8. No rent check for Nutsubidze Plateau and Tskneti-Okrokana, which lack a comparable figure. | Our rule |
| Houses | ss.ge asking medians, 21-22 October 2026; budget steps are ours. Over budget minus 4, over 1.25 times the budget left out. No median (no budget check) for Krtsanisi, Mtatsminda, Samgori or Tbilisi Sea. | [3], [4] |
| Metro (measured) | 3: a station within about 1 km on an easy walk; 2: 1-2.5 km, or nearer but steep; 1: 2.5-4 km; 0: over 4 km. Straight-line, our calculation. No minutes: we found no official run times. | [5] |
| Centre (measured) | Straight-line km to Freedom Square: 3 up to 2.5; 2 up to 5; 1 up to 9; 0 beyond. Stops counted from the lines' station order. | [5], [6] |
| Green and air (editorial) | Parks, lakes or forest nearby and the nearest NO2 sampler, 2025. Automatic particle stations cover only 4 of 10 districts, so most areas are not measured for particles; there is no air score. | [7] |
| Schools | An international campus within about 1.5 km: 3. Public schools are not rated; every district has 9 to 25. | [8] |
| Other ratings (editorial) | From the area pages, heritage and parking rules and evidence on where foreigners live; with no count by district, 0 means no evidence found. | [4], [9], [10] |
How the score and the order are worked out
An area's score is the sum of weight x rating, minus the metro, school and budget penalties above. The match percentage divides the score by the best possible with your weights (each weight x 3), never below 0. Equal scores go to the smaller budget gap, then the higher rating on your heaviest weight (the earlier question if two are equal), then the lower price (zone rent for renters, median for houses), then table order.
| Case | Answers (others as preset) | Top 3 (match) |
|---|---|---|
| Family with two children | Flat at USD 1,900-2,499 per m²; international school; green very important; quiet; modern building; needs parking | Lisi Lake 86%; Bagebi 76%; Tskneti and Okrokana 73% |
| Young professional renting | Rent at USD 10.5-12.9 per m²; metro essential; green not important; lively; centre daily; no car; foreigners important | Marjanishvili and Chughureti 95%; Old Tbilisi 95%; Vera 90%, one band over budget |
| Investor buying to let | Flat under USD 1,400 per m²; metro essential; green not important; Soviet-era block; foreigners not important | Vazisubani 70%; Dighomi 67%; Varketili 63% |
Marjanishvili and Chughureti beats Old Tbilisi on the tie-break: equal score and metro rating, lower zone rent (USD 10.3 against 11.3). The quiz does not score rental yield; investors can test a real flat in the rental yield calculator.
Ratings behind the quiz
Every rating the quiz uses, from 0 (weak) to 3 (strong). M is measured [5], [6]; E is our editorial rating. An E in a measured column marks a case where distance alone misleads. Evidence without a source number comes from the linked area page [4]. Prices are October 2026 asking prices.

Frequently asked questions
Why is an area I like missing from my top five?
It is two or more bands over your budget, or weaker on your heaviest answers. Tick "Show all 24 areas ranked" to see its place.
Does the quiz rate air quality?
No. Most areas have no particle measurement, so the quiz uses one editorial rating for green space and air, built from parks and the nearest sampler. It never calls an area the cleanest.
How current are the prices?
Asking prices were collected on 21-22 October 2026; zone rents are for August 2026, published 23 October 2026. Asking prices are what sellers advertise, not what buyers paid.
